The new resort, located on the coral reef Dellis Key of the Turks and Caicos Islands, UK, will be operated by the Mandarin Oriental Hotel Group. On an area of 14 hectares there will be a hotel with 25 suites, as well as villas, which will be available for purchase and rent. The ensemble will also include four restaurants, swimming pools, tennis courts and shops. A spa center with a swimming pool will be built on the shore of a small lake.

Zaha Hadid was commissioned to develop a master plan for the complex, as well as projects for the buildings of restaurants and a shopping center. She, like other visiting architects, also took up the design of several villas on the island's coast.

Kengo Kume owns the spa project and its accompanying spa villas.

Piero Lissoni designs the hotel's main building and the adjacent bungalow complex, as well as two types of villas.

Also, projects of villas were presented to Shigeru Ban, David Chipperfield, Karl Ettensperger, Chad Oppenheim.
