The typology of a business park is a new and fashionable theme of modern architecture, which is in demand in its most expensive and prestigious part - office construction, but not simple, but designed for large and reputable companies that lease the whole building at once. It is on this topic that the architects of the iCube bureau have come up with one of their latest concepts - a business park for Ufa. In addition to the B + class office and business center, a sports and entertainment complex, a hypermarket, a hotel, a congress center, as well as a cottage village with a hundred houses are planned.
In search of the main idea of the general plan, the authors of the concept started from the features of the site. This is a green area of about 50 hectares, which adjoins the intersection formed by the railway and the highway leading from Ufa to the airport. The complex is far enough from the roads in order to organize surface parking and convenient access to the underground parking. But not so much that the future owners of the projected cottages can live comfortably. The architects proposed a way out - to combine the heterogeneous parts of the huge complex into a single structure and stretch it along the highway and railway, like a screen. Thus, the buildings of the business park become a buffer that isolates future cottages and the existing village.
The complex is a very extended structure, stretching out along the road and railways with two wings. The corner marking their crosshairs and "fracture" in the line of the main building is marked by a 23-story (that is, not very high in general scale) tower, covered with white and orange "pixels" of facade panels, interspersed with equally randomly scattered windows. The variegated skin extends to part of the "long" volume. The gigantic sprawling building is united by a common atrium - which serves as the main communication axis of the entire complex - it is assumed that it connects together all the constituent parts of the business park.
Further, there is some deviation from the typological specifics accepted today. The fact is that usually a business park is a building literally placed in the park, a kind of business town. And here the buildings for various purposes are not separately, but literally "stick", like flies in amber, in the long body of the main volume. As a result, creating a remarkable collection of buildings with different designs. The most interesting part of the "collection" is a rectangular 4-storey "chest" that almost literally imitates a giant version of leather upholstery with very large furniture nails. With blackness and severity, this volume contrasts with the angular biomorphism of the rest. Among the neighbors of the “chest” case in the collection are volumes of various geometric shapes: a triangle, an oval, an asymmetric hexagon - all mostly glass, but the oval is covered with a fine (apparently metal) mesh.
It turns out a kind of volumetric-plastic herbarium, in its meaning echoes the facades of an office building on the street. Nametkina (whose project was also carried out by the architects of iCube), which we wrote about recently. On the other hand, the resulting image is akin to the fortress wall of a medieval city, to which buildings of different character and different times are attached. But only this “wall” is much larger and was originally conceived in its multi-component form. The orange tower in the center of the composition only enhances the similarity.
