In the Ostozhenka area, another example of modern architecture will soon appear: not far from his famous house in Molochny lane, namely in the possession of number 3 on Khilkov lane, Yuri Grigoryan is going to build a residential complex consisting of different-scale volumes.

Historically, on the site between Turchaninov and Khilkov lanes, there was a city estate of Lodder, which was in contact with the territories of the Vsevoloshinsky estate and the Church of the Assumption on Ostozhenka. in the 1930s. in its place was built a residential building made of silicate bricks, which was recently sentenced by the demolition commission to be destroyed and replaced with elite housing. The only thing that is valuable in this place today, notes the history expert B. Pasternak, is the layout of the place, which is emphasized by the rapidly landscaped area next to the building that has not yet been demolished, the remainder of the Lodder estate.

So, it is planned to build an L-shaped residential complex here, which will "cover" the preserved Lodder garden. As Yuri Grigoryan said, the architects of Meganom did not set themselves the goal of completely seizing the entire territory - therefore they decided to preserve the old Moscow tradition of walk-through yards and left open passages between the complex and neighboring houses, which will lead to a greened yard, but will be intended only for pedestrians and fire trucks. The complex consists of five different-sized volumes united on a high stylobate. The gaps between the volumes are intended to preserve the surrounding views.

The design of the house has already decreased in height several times after the landscape-visual analysis, however, despite this, I received a lot of proposals for adjustments related specifically to the total volume of the house. Andrei Demidov noted that "a continuous front, despite the breaks, destroys the smaller historical composition of the area." And he suggested making “different volumes as if with different hands”. The experts were also embarrassed by the "ax-shaped" volume that overlooks Turchaninov Lane, which the author explained by the desire to fence off the courtyard of the house. “It is not linked to low neighboring buildings and it is still possible to work on its solution,” the meeting noted. The result, as always, was summed up by Viktor Sheredega, who clearly liked the project more than his colleagues. He called the "plastic figure of the building" "alive" and "the next geography of the place." However, he proposed to make the architecture more detailed, so that it would turn into a "complex conglomerate of plastic solutions" and thereby support the "genius of the place." Along with this, Viktor Sheredega asked to make "backup" options with a lowered height of the floor and remove the slopes from the roofs, noting in the end that the building is "much better than the FSB complex."

Along Sadovo-Chernogryazskaya Street, along the front of historical buildings, formed in particular by the buildings of the Institute of Eye Diseases named after V. I. Helmholtz, due to the built in the 1970s. of the panel tower there was a significant break in the "fabric" of the street. To correct this, as the author of the project put it, “knocked out tooth”, it is assumed that one of the hospital buildings will be built on a floor, while the other will have a facade extended to it, which will “pass through a single frame” (Zdravproekt LLC, architect N. A. Tarasenko) Thus, the authors very wisely solved the problem of increasing useful areas, making it pleasant for themselves and the city. The experts only asked if the transport and human load on the site would increase and, having heard a negative answer, sent the project for further approval to A. Kuzmin.

The third question was devoted to the Krestovsky shopping center, which now meets passengers leaving the Rizhskaya metro station. Now he is going to expand with the second phase of construction and eat up the Riga market. Hurry up, as they say, to visit at last the cult place of the period of cooperation. The market will be demolished, and a four-storey shopping complex will be built in its place (Oleks Khoding-M LLC, architect AS Nesterov). The biggest innovation of the complex, according to investors, is that its project includes an automatic parking for 764 cars. However, despite the automotive focus of the project, it was the transport scheme that became the main stumbling block in its coordination.

At first, experts critically noted the too weighty volume of the complex, which, if not superimposed on the adjacent Church of the Sign of the Virgin, then obstructs the view of it, in particular from the Cross Bridge. The main thing was that the approval of the project was planned by the "transport workers" only if a whole set of instructions was fulfilled, starting with the most difficult - the creation of a tramway U-turn from Trifonovskaya Street near the complex. As a result of consideration, the experts noted that the authors did not think over the transport scheme of the entire area, as well as pedestrian and recreational areas. Andrei Demidov, in particular, noted that, occupying half of the area of such a local area, the authors did not bother to think about what would happen to the neighboring “unauthorized construction”, which diminishes the entire concept of this complex. And Yuri Gromchenko noted that the complex should generally be solved in conjunction with the entire Riga region, where in the near future a fundamentally new change in railways is being undertaken for Russia. As a result, the authors were asked to take into account all the comments and come up with a more detailed plan.
