The authors of this plan were the architects of the Kiev studio "Zotov and Co" in cooperation with the Dutch bureau Maxwan.

In total, the new development will occupy an area of 65 hectares. There should appear residential quarters with developed infrastructure, a large shopping and entertainment center, several buildings of shops and offices, as well as a vast green area connecting the nearby city center with the as yet undeveloped future recreational area of ponds.

The new park opens with a war memorial dedicated to those killed in World War II; this complex serves as a reminder of the original purpose of the territory. Also, the historical structure of the quarters preserved in the project and their clearly worked out connection with the surrounding areas serve as a link with the past of the district.

In general, dense buildings of different heights with a high percentage of greening sets a new standard for a residential area for Poltava. Provided by the plan of the developers, the XXI century Investments company, a high percentage of the social component makes the project a noteworthy model for including a new district into the historically established structure of the urban environment. The laconic volumes of residential buildings and infrastructure facilities form a system of green courtyards interconnected with each other, violating the image of the new district as impersonal and uncomfortable in the minds of the common man. At the same time, the new development is included in the urban planning concept of a larger scale: the park on its territory will become a recreational area for all citizens, and the shopping and entertainment center located there will further increase its attractiveness.
