The results of the competition for the concept of building up the industrial site of the Ural Instrument-Making Plant were announced at the end of September. The winner was the T + T Architects project, beating nine other participants, including, in particular, Valode and Pistre, Twelve architects and Alexey Vorontsov's bureau. The Pred-Group development company, which held the competition together with the city administration, promises to conclude a contract with the winner for further elaboration of the project chosen for the delicacy of the proposed reconstruction: developers, and the head of the company headed the jury, the winning project T + T Architects attracted by the fact that he “minimally interferes with the existing urban development”, carefully preserves its advantages; among the projects of other participants in the competition were significantly more radical reconstruction options. The architects preserved the traditional appearance of the facades, supplementing them with "real Ural" ornaments, and carefully diverted the streams - on the one hand, they made the area more open to the townspeople and permeable, on the other, they arranged a private courtyard in the frame of a residential building, and here it was decided to the contrast is modern.

“We started our work from three important concepts for us: scale, openness, relevance,” says the head of the bureau Sergei Trukhanov, “given that the entire complex is located in the city center, surrounded by an already formed quarter, all buildings should have been kept as much as possible. its proportions and volume, albeit to the detriment of commercial space.

The building on the embankment continues the existing line of facades; we renewed the facades, added neat plastics, traditional Ural ornaments, but we did not touch the rhythm of the windows and the structure of the facades - the building will still be “scaled” to a person, there will be a feeling that everything here can be touched and touched. Another starting point of our project is that we opened the quarter to the city. A gap was made between the buildings - very delicate, very neat, which connected the embankment and the parallel pedestrian street. " *** Now it is no longer possible to say who and why once decided to put it in the very center of the city, on the bank of a pond closed to everyone and everything, a complex of semi-industrial, semi-scientific buildings turned inward, hardly identifiable as an ensemble: well, perhaps by the degree the absolute non-scale of Catherine's parceling of the old part of Yekaterinburg, and by the complete detachment from the surrounding buildings. "We are ours, we will build a new world …". Built. And a gigantic heavy chest on an indispensable red two-story plinth for decades not so much dominated as simply crushed the surrounding scattering of wooden houses of the second half of the century, the time of Bazhov and Mamin-Sibiryak - a mixture of naive provincial classicism with decorative decoration in the style of "a la russe".

But the authors of the winning project came up with several ingenious moves, and the monster, destroying both the integrity of the embankment and the unity of the urban fabric, sighed, revived, acquired a human scale, opened up to the city and became an integral part of it.

The main question of the project, the answer to which had to be given immediately - there was nothing to reconstruct: in the triple alliance bank - apart-hotel - hotel there is nothing new, this is a gentleman's set of reconstruction of almost any industrial facility. And - how exactly to do it? It was necessary to try not only to find an application for what had already been built, it was also necessary not to disrupt the rhythm of life in this part of the city: not to overload it during the day and not force it to die at night. And the standard hotel-bank connection - facing the street, apart-hotel - in a quiet courtyard, was turned inside out. The bank and the apart-hotel look out onto the embankment with the turned facades of the late Stalinist Empire style, and behind them, in the silence of the courtyard with a secret garden, which is nevertheless open to the whole city, the hotel is hidden.

Something unnecessary was boldly broken, something was delicately built on, something was opened, something was closed and we got an ensemble drawn into the pedestrian system of the center with its literary quarter, obligatory shops on the ground floors and a craving for walks along the city pond. Having dismantled, for example, part of the building from the side of Gorky Street, a passage from the embankment was opened. The gap that appeared, revealing the backstage of the inner part of the quarter, became a magnet, a funnel - an inevitable point of attraction for the public.

And once in the courtyard, you can take a closer look at the theatrical effects of modern architecture: the same secret garden is a kind of surrealistic near-literary attraction. All images coexist harmoniously in a confined space and find material embodiment in the composition of the facades. The dominant feature of this inward-facing composition, by tradition, is the hotel, which is repeatedly reflected in the courtyard glass facades of the apart-hotel and bank. A beautiful crystal hidden in a hidden carved chest - Bazhov, "Ural Tales" by T + T Architects. But this is inside. Outside, exactly according to Bazhov's scenario, everything is very traditional: horizontal division of the facades with cornices supporting the line of the existing building, and vertical division into three parts. The two lower ones are existing and the upper one is being built. The first four floors are reminiscent of the classics: with false columns, decorative carved stone inserts and facing of the third and fourth floors with terracotta tiles. The carving graphics - traditional Ural ornaments for protection from evil spirits - gave the necessary regional identity, and a guardian belt of the outer line of the quarter appeared on the facade.

Above is the superstructure - glass and metal. All together - a well-thought-out gradient stretch: from classic to hi-tech.

But when the courtyard became part of the pedestrian system and opened to the public, the question of zoning arose. And if the concept of separating individual zones of the living environment is based simply on the choice of different types of paving from natural materials, then to divide into public and internal zones, they used geoplastic techniques, enriching the relief of the territory. But the most interesting thing in the same space of the inner courtyard through the looking glass is the unexpected decision of a part of the apart-hotel in the genre of urban townhouses with separate entrances and obligatory front gardens in the English spirit. And this is another cache from the same Bazhov's fairy tale: a chest in a chest, a chest in a chest, and there is a magic mirror with all its reflections.
