The site, which is planned to undergo a comprehensive reconstruction, is located in the very center of Ufa. It is adjacent to one of the main streets of the city and a park at the same time. Moreover, the latter is perhaps the most famous public space in Ufa - this is the Park of Culture and Leisure named after Ivan Yakutov, which in 2004 was included in the top ten parks in Russia. Naturally, such a neighborhood could not but affect the project - while developing the concept for the reconstruction of the site, the architects conceived the new quarter as an organic union of nature and housing.

The history of the place has become an important starting point in the development of the architectural image of the quarter. The street, bearing the name of Lenin since the mid-1930s, arose at the turn of the 18th-19th centuries, and once it served as the border, beyond which the residential areas ended and the cemetery began. In an effort to use the wasteland for the benefit of the city, the Ufa City Duma in 1903 defined it "for the cultivation of a public garden", which quickly became a favorite resting place for the townspeople. A little later, a two-story building with a fire tower was built between the park and the street (in 1907), and on the other side its corner was decorated with the Lutheran Church (1910). Both of these buildings have survived to this day and should be included in the new quarter, "relaying the spirit of the historical place into the renewed environment."

The three-storey residential building, which already in Soviet times stretched along Lenin Street for many, many entrances, will also be preserved. But the garages and outbuildings located between it and the park are to be dismantled, so that the site, the "city" boundaries of which are fixed by several retained volumes, faces the lake and the green area with a completely vacated territory. And if the streets of the future quarter are framed in a strict rectangle, then from the side of the park it is limited only by a picturesquely curved path, which makes the neighborhood with nature even closer. It was obvious to the architects that it was necessary to take advantage of this and, at least at the level of the general plan, treat the new quarter more like a summer cottage settlement than as a densely built up cluster.

The snag, perhaps, was only in the existing residential building - the elongated parallelepiped with the aesthetics of the city dacha did not fit in any way, so it had to be at least visually fenced off from the new quarter. Very handy for solving this problem was the client's wish to create housing of different classes within one block. The architects arranged the required number of space in the category "economy" in four single-access towers, which are lined up parallel to the residential building. To prevent these buildings from hanging over it too clearly, the architects split large square courtyards between them, and along the existing house they create a square of the same elongated shape.

Thus, the only corner of the block, which faces the intersection of two streets, is a fragment of a purely urban environment with its inherent rather dense buildings. The architects deliberately make the towers multi-story - the rhythmic alternation of heights, according to their plan, gives the silhouette a visual lightness and emphasizes the recreational character of the quarter that begins right behind them. The selected facade solution serves the same purpose - window openings of different widths are superimposed on the surface, it seems, in a completely optional, almost chaotic order, some of them even capture the corners of buildings, which, of course, does not dissolve the vertical in the air, but visually deprives them of excessive solidity …

The architects make the compositional, planning and environmental center of the quarter a diagonal connecting the tower and the longitudinal axis of the church, which runs parallel to Lenin Street. This solution allows, on the one hand, to designate the boundaries of different class residential clusters, and on the other to get away from the banal division of the site into two parts. At the intersection of pedestrian routes, not only a landscaped area is being designed, but also an open amphitheater intended for public events. The authors give it the shape of a pointed triangle, turning the stands towards the tower and the public buildings surrounding it on both sides, where the commercial life of the quarter will be concentrated - offices, shops, cafes.

These volumes themselves are designed as curvilinear brackets, one of which seems to embrace the complex of the fire department, and the second, on the contrary, is turned away from it and serves as a kind of "pocket" for the preserved residential building. Thanks to this arrangement, the architects protect the courtyards of residential buildings from a direct passage to the offices, and at the corner of the block they form a kind of entrance portal, which, like a funnel, sucks human streams inside. Dynamic buildings serve as a kind of theatrical decoration that decorates the space around the historic building of the fire station, but the tower itself is preserved, rather, as a visual reminder of the past: the complex is being redesigned, and the architects cover its low-rise part with a rectangular transparent prism - a "showcase" of the future public and business and cultural center.

The large part of the site facing the park is built up with 4 and 6-storey houses, which the architects arrange mainly parallel to the given diagonal of the main pedestrian alley of the quarter. This arrangement allows almost all buildings to be opened onto the water surface of the lake and make the development of the new area as permeable as possible for the park. Thanks to the active landscaping of all the adjacent territories, it seems that the natural massif has extended its green prominences into the quarter. However, the official name of the concept "Park development" is justified not only by the neighborhood with the green city enclave, but also by the architectural interpretation of the buildings themselves. The architects have developed several options for the solution of houses - in stone, brick and wood - but they all have intimate intimate form and imaginative proximity to the genre of urban villas.

Taking the existing park as the main spatial and style-forming factor, the architects were able to integrate into the new quarter all the heterogeneous features of the adjacent territories - both historical heritage and residential development, and an urbanized public center. It was such an integrated approach to renovating an important part of the city and creating a varied and comfortable environment here that brought the concept of "Park development" Silver diploma of the competition
