A complex of residential buildings, offices and shopping and entertainment facilities is supposed to be built on the site of the former Schlichterman factory. This enterprise for the production of woolen yarn appeared on the banks of the river at the end of the 19th century, and in 1968 it was transformed into a cardboard and printing plant. Low factory buildings made of red brick with a very characteristic, expressive architecture have survived to this day. Today these abandoned and dilapidated buildings are sandwiched between two large business centers - H2O Plaza and AFI on Paveletskaya. According to the presented project, these main buildings of the plant are proposed to be reconstructed and integrated into the new multifunctional complex.

The area of the plot allocated for construction is 5.47 hectares. Paveletskaya Embankment is located in the center of the capital - six kilometers from the Kremlin and three kilometers from the Garden Ring. In the immediate vicinity are the Moscow Paveletskaya railway platform and the Tulskaya metro station. The new complex will consist of seven tall residential buildings with a large courtyard, a detached kindergarten with playgrounds, an office block and all the necessary infrastructure. The height of the complex varies greatly - from the 1st to the 16th floors, which creates an interesting silhouette and a varied environment. The maximum height of buildings, determined in this area by landscape-visual analysis, is 57.3 m, which corresponds to the maximum height of the complex.

Sergey Skuratov personally presented his project to the council members. He called the main design principle the need to preserve the spirit of the place - to create an ensemble that will remind of the factory that once existed here. The chosen style, the materials used in the project, and the urban planning solution serve these purposes. Thus, the project retains all the planning and compositional axes of the existing development, and the complex is distinguished by the permeability of all spaces. Another principle is clearly read in the decoration of the building - monomateriality. Only three materials are used - brick, glass and metal, moreover, stained-glass windows and roofs are made directly from metal, and cermets are also used. As for the reconstruction of existing buildings, here, according to Skuratov, it was decided to strictly follow the principle: new fragments in no case should copy the historical part of the building.

Among the advantages of the project is the flexibility of the layouts of apartments and offices, which allows them to be changed in accordance with the needs of the user: the ability, for example, to combine premises, will undoubtedly attract buyers. An advantageous solution was proposed for the implementation of a large-scale project: the authors propose to use the technology of prefabricated houses from prefabricated elements, which will significantly reduce the construction time.

The courtyard of the complex is planned to be turned into a park, which is associated with the history of the place: initially, a large garden was located around the house of the owner of the factory. In addition to lush greenery, there will be a square with a small reservoir and a fountain, which goes to the Paveletskaya embankment, connecting the complex with the city. Also, a wide pedestrian boulevard is planned inside the new ensemble. Almost the entire contour of buildings on the level of the first and partially - on the second and third floors is given over to public functions. There will be no cars in the courtyard areas of the complex, only fire passages are provided. For vehicles, guest parking is provided at a distance of 15 meters from residential buildings and a 2-level underground parking for 1146 cars with three entrances. To ensure the accessibility of the complex, the transport scheme provides for the expansion of Paveletskaya embankment, 3rd Paveletsky and projected passages.

Sergei Kuznetsov, after listening to the report of Sergei Skuratov, noted that this is a very good example of working with industrial areas along the river, which is especially important, because the area in question is included in the concept of the development of coastal areas of the Moskva River. Actually, due to its important location, the project was submitted for consideration by the Arch Council. Kuznetsov also asked if the customer was going to implement the project in connection with the latest economic events in the country. The customer did not hesitate to confirm his intention and willingly shared his plans for the future: in February 2015, the project will "enter" the expertise, and by the spring it is planned to start construction. I must say that all the members of the council liked the presented project. Instead of the usual comments, suggestions and questions, only gratitude to the authors for their high-quality work and a very interesting report was heard.
