Istanbul is now actively expanding in two directions - to the west and east, it is growing rapidly upward, it is being built up with shopping and entertainment centers, which, it seems, will be enough for every mahalla (a community united around a mosque - ed.), And sometimes demonstrates miracles of engineering, design and architectural ideas. The Zorlu complex is one of such “miracles” reflecting the desire of local developers to compact the historical center with large projects, simultaneously compensating for the greening of the largest metropolis of Turkey.

Shopping, entertainment and residential center "Zorlu" includes all or at least a lot of what is required for a happy life. It is located in the Besiktas district of the European side of Istanbul. In recent decades, the local historical quarters have been fairly supplemented with new buildings - in particular, not far from Zorlu, in the Şişli district, there is the largest shopping center in Europe, Cevahir. Now in these places there is one more modern attraction. Turkish designers again decided to amaze the whole world with record figures: the Zorlu complex houses Europe's largest performing arts center (Zorlu Center PSM), where New York Broadway and London's West End perform.

The enchanting Zorlu project in Istanbul was implemented in 2011–2013. The complex combines five different functions (a theater hall for 2,300 people, a mall with 180 stores, a Raffles hotel, offices, housing) in four towers and a huge green platform. A five-story parking lot is hidden underground, and a pedestrian tunnel connects the complex with a public transport stop.

The skyscrapers are home to a five-star hotel, 22,000 square meters of office space with terraces and residential apartments. Real estate prices were legendary here, as the windows offer beautiful views of the Bosphorus, its famous bridge and the Princes' Islands. Many apartments ranging from 117 to 733 m2 - and especially penthouses! - were sold long before the opening of the entire complex. According to official figures, the cost of a "square" ranged from $ 9,500 to $ 18,000, which is comparable to the luxury real estate markets in New York, Paris, Hong Kong and London.

The authors of the project aimed to create a comfortable place to live in a busy and crowded quarter of Istanbul. Internationally award-winning architects Emre Arolat and Murat Tabanlıo былиlu were limited to a small plot that had to be built entirely in order to get what they were looking for. The architects compensated for the loss of the city's public space by transferring it to the southern terrace facing the Bosphorus. There is a lot of greenery, carefully tended by landscape designers: trees, wildflowers and endemic plant species - and residential towers rise above all of this. You can climb to the southern terrace along two "soft and green hills", as Arolat calls them.

All terraced roof gardens with a total area of ​​37,200 m2 are located on a single green platform, under which shopping, entertainment and cultural spaces are hidden (two concert halls). Insolation issues were solved in an original way: the lower floors of the complex receive sunlight thanks to the breaks from the green roof surface.

The unity of green spaces and different functions of the complex looks harmonious and attractive - both for buyers and ordinary residents of nearby districts who come for a walk, and for hotel guests and wealthy clients living in Zorlu high-rise buildings.The Floradrain® FD 40-E drainage system (Floradrain FD 40-E from ZinCo) was used to create a "green" roof terrace, from which high-rise buildings grow, and landscaping the courtyard, which filters water and accumulates the optimal amount of moisture. The stepped "hill" covering the theater is made using the Floradrain® FD 25-E drainage system.

Two stepped “hills” that rise from north to south surround a long, 10,000 m indoor promenade park2… The pedestrian boulevard is supplemented by a "green" level with an area of ​​12,000 m2… Here you can relax "like in a park" or go shopping for world brands. Here, in particular, is located the first Apple Store in Turkey (it is completely made of glass).

The courtyard and the terraces surrounding the platform - the base of the complex - are entirely composed of small islands with plants and trees that are planted on thin surfaces framed by small water channels. The park creates perhaps the most remarkable landscape in the entire complex. According to the authors of the project, the Zorlu Center is “part of the cultural memory of Istanbul”, since the landscape is created from the types of plants and trees that are characteristic of Istanbul and the Bosphorus.

According to the developers, green spaces required the same costs as ordinary gardens on the ground, and their attractiveness only brightened the Zorlu complex, making it even more versatile. Flowers, shrubs and trees add environmental value to the project and create a comfortable environment for relaxation. A total of 3,750 trees (2,500 of them evergreens), 60,000 shrubs, 500,000 perennial flowers and 16,000 interior plants were planted. The total area of ​​all green spaces was 72,000 m2.

“Istanbul has long lacked such a project. We wanted to create a new city square like Taksim, combining national monuments with business functions, transportation, entertainment and retail. We have a place in our center where ordinary people can go for a walk without spending money,”says Mehmet Even, Vice President of Zorlu Property.

The abundance of green spaces on the roof and in the park made it possible to partially solve the problem of landscaping in Istanbul, which is drowning in traffic jams, like Moscow and St. Petersburg at rush hour. The complex is surrounded by streets and a major highway, so the "green background", consisting of 68 species of trees and 200 species of plants, acts as an air filter.

The total cost of landscaping was 41 million Turkish lira (about 811 million rubles at the exchange rate as of 10.06.2015). 33 architects, engineers and landscape designers, as well as 350 workers worked on the "green background" of the project. Today 15 specialists look after the natural resources of the complex.
