The not very favorable economic situation forced all market players to pay attention not only to iconic and high-profile objects, but also to projects that may seem ordinary in their parameters - and yet it is precisely such projects that form the basis of the urban fabric. A seemingly utopian question: how to make it inexpensively, simply, but with high quality, functional and attractive, it is quite obvious that it receives real and even diverse answers. The UNK project bureau offered its own solution for administrative buildings in small remote towns, having built the Zhaikmunai business center in Uralsk.

Uralsk is located on the border of Russia and Kazakhstan and for all its seeming modesty in the past it is known as one of the significant centers of the Cossacks (it was here that the Pugachev uprising began). And by the second half of the 19th century, it had already become a large shopping center. Actually, low (3, maximum 5 floors) buildings still prevail in the central part of the city. In addition, several red brick merchant houses of the late 19th century have survived here, and they are located very close to the new business center.

Building with an area of just over 5,000 m22 was originally intended for a single tenant: Zhaikmunai LLP, a subsidiary of the oil and gas company Nostrum Oil & Gas. The dimensions and main characteristics of the building were already determined by the project of local architects and even agreed upon. But the proposed solutions did not meet the requirements of an advanced customer. Having joined the work, the architects of UNK project found themselves in a difficult situation: it was necessary to adjust the project so that it would correspond to class A business centers, without changing the approved indicators and inscribing it into a rather patriarchal building. “The agreed volume was greatly overestimated and looked like a clumsy, inappropriate“suitcase,”says the chief architect of the project, Yuliy Borisov. - Making him interact with the environment was only part of the task, in the end we wanted to set a really high-quality level of architecture that could influence the further development of the city. All this was superimposed on the remoteness of the object and the lack of trusted workers on site, which limited us in the choice of materials and technologies: everything had to be done as simply as possible."

It was decided to "interconnect" the building with the surrounding buildings with the help of a well-known material - brick. Moreover, despite the small budget, they did not save on the main means of artistic influence, choosing a Dutch hand-molded brick. “The level of a building for me is largely determined not by volumes and lines, but by tactile sensations,” continues Julius. - We carefully studied the historical buildings of Uralsk, but did not even try to imitate their masonry and decoration details. Our brick is completely different, but it also has a distinct texture, personality, warmth, if you will. Due to this, the necessary dialogue arises, supported, moreover, by familiar details such as pylons or the characteristic unfastening of the facade."

Several tricks helped to cope with the not-too-graceful dimensions of the building that stand out from the general development. The architects allocated a VIP-floor located at the very top and technical premises above it into a kind of "attic". Thanks to its unexpected rounding, the volume of the building became more complicated and even an open terrace appeared on the corner. This entire upper part was "sewn up" with vertical lamellas of anodized aluminum, capable of merging with the sky at some point, especially when it is light gray; therefore the building appears to be lower. It is also important that the management of the company received the necessary level of visual protection from the windows of neighboring buildings located quite close.

The main volume of the business center is five-storey. But the windows of the second and third, as well as the fourth and fifth floors are combined with the help of two, and only three levels are readable on the facade. In addition, the architects additionally shattered the extended volume, covering the central part above the entrance with aluminum lamellas and "shortening" it by sewing the same lamellas on the extreme part of the wall (there are bathrooms behind it, so the solution is also quite functional). The end wall is again completely covered with lamellas - from this point the building almost disappears against the sky. The unexpected bend of the outer shell, behind which a blank facade with a fire escape is hidden, continues to "camouflage" - not a trace remains of the boring, elongated, cumbersome parallelepiped.

To top it off, exposed bricks and aluminum should not require serious maintenance costs from the owner and tenant of the building, even in a difficult local, harsh continental climate with temperature extremes, strong winds, severe frosts in winter and unbearable heat in summer. According to Yulia Borisov, this feature is also an indicator of the level and quality of the project. “We have a good idea of getting together and making a bold, bright, loud object, but there is almost no ordinary, calm and high-quality building,” he says. - While such "medium" projects all over the world make up, probably, 85% of the work of architects. This is especially true for small towns, in which high-quality, modern buildings are practically absent. And there is no need to complain about the distance, the lack of competent hands, materials and infrastructure, all this ultimately comes down to only the quality of design and competent management. Having thought out all the elements at the preparatory stage, we were able to implement the project virtually remotely, delegating only colleagues from the technical supervision to the construction site. And this is a perfectly normal working situation. I think the economic crisis will well "sober up" all market players, in fact, this is already happening."
