The house on Ivanovskaya Street was designed by the Asadov Architectural Bureau for a site adjacent to the eastern border of Dubki Park (however, we immediately note that the 22-storey residential complex, with which the recent protests of residents were associated, is located somewhat to the north; the house in question is 16- storey, - editor's note). Due to its location, the house had to meet three conditions: to correctly take its place in the existing residential development, to become the architectural dominant of the quarter and at the same time not to enter into dissonance with the park zone, the border of which runs a few tens of meters.

A very compact plot was allocated for building. On one side of it there are rows of old high-rise buildings that start from the Dmitrovskoye highway, on the other - a two-lane highway. Crossing it, you immediately run into the fence of the Dubki park. The long-established neighborhood, quiet and green, demanded a delicate attitude towards itself.

The bureau already had experience in designing on a plot of almost the same size and configuration - the residential complex “

Izmailovo Lane . It consists of two towers placed side by side. In the new project of the residential complex on Ivanovskaya Street, the architects decided to complicate their task and fit the same amount of usable space in one building. It turned out instead of two towers - a two-section house.

At first, the idea came up to arrange the building in the same way as all the local houses, that is, to stretch it along the Dmitrovskoe highway. However, then, based on the requirements of insolation, the architects proposed to orient it along the north-south axis. With this arrangement, the house will be three-quarters turned to the road, which just here makes a 45 ° turn. Thanks to this, the main aspect of the building is its "profile". As a result, the lateral planes had to be made not only as expressive as possible, but also visually self-sufficient.

The ends of the house facing the road were supposed to play the role of facades, the main accents, so for their harmonious perception it was necessary to leave space on both sides - a condition, at first glance, completely impossible, given the size of the site and the number of residential sections required by the customer. But the architects found a way out. “To make the butt end as graceful as possible, we tried to narrow it down and decided that a few steps would suffice, squeezing the house to the edges,” says the chief architect of the project, Andrey Asadov.

In one of the original versions, the building narrowed elliptically, a reminder of this preserved in the oval trajectory of the fire detour. Ultimately, however, the customers opted for the familiar rectangular geometry. Now, from the side of the road, the side parts of the house will seem almost perfectly flat from a distance, and as you get closer, their movable plastic will begin to open.

From the side of the courtyard, the expansion is more active - there are five main "steps" here, the differences between them are clearly expressed. The facade facing the park is smoother - a wide ledge and both parts leading to it are proportional in length to each other.

Large areas of stained glass on the facades are designed to turn the sixteen-story building into a kind of "light park pavilion" or, at least, to lighten its weight. It is the glazing that sets the tone here, and it may seem that it is not the glasses that are built into the supporting structures, but, on the contrary, that the blind parts outline the glass volume. “To prevent the narrowing from being read by such a“thermometer”from top to bottom, we tried to knock it down with a“braid”of framing elements,” explains Andrei Asadov.

In addition to framing metal structures inside the stained-glass windows, inserts of ceramic plates are provided. This material should add natural warm notes to the coldness of glass and metal, without which a harmonious neighborhood with the park would hardly be possible.

The colors of ceramics were chosen with the same intention: gray panels enter into dialogue with glass and metal structures, as well as with the usual gloomy Moscow sky, warm yellow ones dilute the harsh "conversation" with softness and spontaneity.

The lower floor is dedicated to cafes and shops and is completely glazed. The upper floor will also become symmetrically fully stained - this technique is designed to visually "dissolve" the upper border of the building in order to better fit it into the environment of 12-storey panel buildings. However, despite the fact that the facades of the upper floor are different, it is not turned into a tier of penthouses: the layout does not differ from other floors of the house. The residential complex on Ivanovskaya is a comfort-class complex, apartments here are from four to two rooms.

Underground parking takes up a spot of the site completely, but from above it was possible to compactly place entrances for cars and a playground, and the landscaping of the territory, in combination resembling garden paths with paving pavements, seems to be another hint of the park character of the project, which seemed to have to rigidly mark the border of the green area, but actually brought it logically closer to existing residential buildings.
