Evgeny Gerasimov at ZilArta got lot number 3, the one that stands on the northern border of the site. It passes along the Projected Driveway No. 4965, which has been preserved from the factory's past of the territory. On the right and on the left there are toponyms of our time - the streets of Architect Golosov and Architect Ginzburg.

New "neighbors" got bright: in the west it is lot # 1 of the bureau "Sergey Skuratov Architects" with the end of fiery red corten, and diagonally from it - lot # 5 "Tsimailo, Lyashenko and Partners" with openwork slots on the red facade.

At the same time, in the north, the house of Evgeny Gerasimov overlooks the six-story Engineering Building. The building with a pediment and pilasters built in the fifties is one of the few that managed to survive during the reconstruction of the factory territory. As well as the two-story red brick fire station, with which the house is adjacent to the south, they plan to turn the fire station into a kindergarten.

The volumetric-spatial solution and facades of the house, designed by the architects "Evgeny Gerasimov and Partners", look like an attempt to reconcile the former and new "inhabitants" of ZIL, which seems completely logical due to the fact that the building occupies a kind of "border" site.

According to the ZilArt master plan, the house has 14 floors. The main building is lined up almost with the letter "P", with the only difference that in the eastern part the upper plank forms an acute angle. Thus, the facade of the house continues the axis set by lot number 1, while the general correctness of its geometry echoes the building of the Engineering Corps.

In the southern part, from the side of the pedestrian boulevard, five blocked three-storey townhouses are moved to the main building. Together they organize the courtyard. It is not closed: there are passageways on both sides of the townhouses, and an arch in the east wing. Nevertheless, the space is reliably fenced off from the rest of the Zilart territory - like a hint of the courtyards-wells of St. Petersburg.

On the outer perimeter there are entrances to shops, a pharmacy, a beauty salon and a cafe; the entrances of the residential part are located from the courtyard side.

Clinker bricks, which are obligatory for all ZilArt buildings, were used on the facades. It is of three colors - white, gray and orange, of which rectangles are formed, enclosed in frames of protruding panels. The vertical division is two-story, but despite the fact that the colors are used in approximately equal proportions, it is almost impossible to catch the rhythm. Evgeny Gerasimov calls this move “program chaos”.

“We believe that a residential building has a general shape, but each of its elements can be different. In the end, all windows will still look different and there will never be any order in the facade. Such a solution to the facade should, in our opinion, give it liveliness, it will look different from all angles, but in general it should give the impression of a motley pattern, a kind of rug,”explains the author.

The facade with neat lattices of French balconies really turned out to be cozy. It is absolutely consistent with the image of a residential building as the average buyer envisions it. Inside, everything is also calm and appropriate: elevator halls with high-quality, but no frills, and apartments from 49 m2 up to 115 m2… Some of those on the upper floors have fireplaces.

There are also fireplaces in each of the five townhouses with an area of 200 m2… The townhouses are three-storey, the vertical division of the façade here is three floors. The double rhythm of the French balconies almost repeats the rhythm of the high windows on the first floor of the Corps of Engineers. French windows on the first floor of townhouses open onto individual front gardens, separated by a fence from the pedestrian street. The entrances to the living quarters are organized from the side of the landscaped courtyard.

Two-level underground parking is common for residents of townhouses and residents of the main building. The entrance to it is located on the west side - thus the car and pedestrian flows are separated.

Despite the fact that the house is large enough - it has more than 400 apartments - thanks to the solution of the facades, it does not give the impression of a bulky structure. It is modern, but not "fashionable", original, but at the same time it seems well familiar - that is, exactly the kind that arouses the desire to live in it, and not just admire it.
