Comfort-class residential complex "Olymp" is planned to be built on the western outskirts of Penza, at the end of Mira Street near Okruzhnaya Street and the vast Arbekovsky forest, on the border of the Novaya Zapadnaya Polyana microdistrict, which is part of the Western Hill district - unlike the north and south of the city, it is not industrial, but green, eco-friendly and elite by Penza standards, but not densely built up. Nearby, closer to the eastern border of that quarter facing the city, another 17-storey residential building is being built, by another developer.

The Olympus complex consists of five 17-storey towers, located at a distance of 23-25 m from each other on an L-shaped stylobate, lined up along the contour of two streets. The laconic parallelepipeds of the towers are planned to be faced with HPL panels in two contrasting colors: dark blue and light beige, almost white. Side facades, where there are not very many windows, are given to the light panels. The facades facing Okruzhnaya Street and the forest behind it, on the contrary, are almost completely occupied by windows and panoramic stained-glass windows of loggias, opening views of the forest. The glass "background" is lined with a relief mesh of light ribs, uniting 4 floors in laconic-orthogonal verticals.

The dark blue color is intended to blend in tone with the glass and visually "retreat" in depth: the interfloor lintels between the windows and the horizontal frieze of the stylobate are faced with it. The stylobate, stretched along Okruzhnaya Street, protects the courtyard from noise, and at the same time, air from the forest and the rays of the setting sun pass freely between the towers. The courtyard, closed to cars in the spirit of modern trends, should be quite quiet and at the same time well-lit, since it is open on the south and east side. In the courtyard, in addition to landscaping, there are various non-obvious little things, for example, areas for drying clothes and cleaning things. Storage rooms for strollers and bicycles are planned on the first floors, and storage rooms for all residents of the building are located in the northern part of the basement along Mira Street.

The residential complex provides 1 tier of underground parking for 85 cars. Apartments - small from one-room apartments with a living area of 16.6 m2, but at the same time with a fairly spacious kitchen-dining room and a separate dressing room, up to three-room apartments - with a living area of 45 m2… A supermarket with an area of about 3000 m will be located in the stylobate2 and offices.

The developer, the Risan construction group, considers this project a flagship one. The laconic architecture is designed, on the one hand, to brighten up the large scale of development, on the other, to emphasize and use the advantages of the location in the interests of future residents, with which it, in general, copes. The house - a product of a large industrial city - turns away from it and looks into the forest, turning into a volumetric frame-cadre for contemplation of the distance.
