A tower almost 120 meters high appeared in the center of Beirut, near the yacht marina: this now reconstructed area was badly damaged in 2005 during the terrorist attack - the assassination of Lebanese Prime Minister Rafik Hariri. The area's new masterplan focuses on landscaping, and the architects extended the planned boulevard vertically with the planted terraces of their building.
Green terraces provide each apartment with an outdoor space protected from the sun and prying eyes, quite in the tradition of Beirut, where the mild climate allows you to spend a lot of time outdoors. Terraces, which never taper to less than 60 cm, make glazed facades easy to clean. Their concrete slabs also passively regulate the temperature in the apartment and outside, giving back the coolness accumulated at night during the day.
In the lower part of the building there is a "plaza" with a reservoir, shops, as well as a spa and pool intended for residents. The tower has 130 apartments with a flexible layout (there are no load-bearing walls, the ceiling height is 3.3 m). Five modular floor layouts have been used, which are repeated in different combinations. Each "quarter" of the tower is serviced by its own elevator. All apartments are divided into three areas: a hall and a living room, a family common room and bedrooms, a kitchen with a pantry, a laundry room and a maid's bedroom.
The residential building comprises 60 two-bedroom apartments (276-416 m2), 45 three-bedroom apartments (298-681 m2), 17 four-bedroom apartments (433-1029 m2) and eight duplexes (615-1037 m2).
