The multifunctional complex Magasin 113 in Gothenburg with a total area of 16,500 m2 will appear during the transformation of the historical warehouse and will enter the new development area of Freehamnen RiverCity. Today this area is the largest urban development project in Scandinavia. Magasin 113 will accommodate flexible offices (an advertising agency Forsman & Bodenfors is already planning to settle there), an art center (it will be replaced by the Gothenburg Konsthall), spaces for pop-up cafes and shops, a café and a restaurant, an information center for tourists, shops, studios.

The brick facades and interiors of the concrete-structured warehouse will be renovated, and three contrasting timber-framed floors will be added on top. The building as a whole will be closed from the outside with a "raincoat" made of glass. At the junction of the new and old tiers, a public space is planned to continue the square side by side. In the interior, a variety of staircases will play an important role, forming a route through the structure.

If Magasin 113 began to be designed only this year, and in Munich, the construction of the WERK12 building, similar in appearance and function, has already begun. It will appear next to the Eastern Station, in an industrial zone that has long been adapted for a cultural and entertainment function. Werksviertel is now being created there - a "factory" or "workers" quarter, and WERK12 will become one of its buildings. Architects see it as a key point for the surrounding area, which will be facilitated by its transparent shell, which allows them to follow what is happening inside, and spectacular night illumination.

WERK12 is distinguished by the most important qualities, according to the authors, for a modern building: good natural light and ventilation, as well as the ability to transform, which will avoid serious restructuring in the future. The height of the ceilings is twice the traditional height everywhere, amounting to more than 5 meters. Panoramic staircases with terraces cover the building from the outside (while shading the facades), while various public spaces have been conceived inside.

The eyes will immediately be attracted by the five-meter letters on the facades: they add up to exclamations, traditional for German-language comics, SMS and Internet communication. This work by Munich-based artists Engelmann and Engle is a reference to the graffiti and signage that covered the nearby Kunstpark Ost (a former industrial area occupied from 1996 to 2003 by artists' clubs and workshops).

WERK12 is due to open in February 2019: in addition to offices, there will be an expensive fitness club, bars and restaurants.
