We continue to talk about the projects of the competition for projects of pilot territories for renovation. The peculiarities of the territory "Prospect Vernadsky", planted, like a button, on the metro station of the same name are at the same time prestige and lack of connectivity characteristic of the entire Moscow south-west. The first is strengthened by the neighborhood of parks, famous universities: south of MGIMO, north of Moscow State University, many tenants in five-story buildings are students, however, families and pensioners consider this place to be quite good. The second is determined by the fact that the territory is cut by a busy highway of the avenue, in addition, the actual areas of renovation - the points of new construction are scattered here, and in the northern part there are many "white spots" - impenetrable fenced areas. The network of internal streets and footpaths is not well developed.

So the main task that the Ostozhenka architects set themselves in the pilot renovation project was to connect the scattered new construction sites to each other - and revitalize the inner life of the district. And the resulting concept is naturally consonant with the ideology that the architects professed from the very beginning of the workshop's existence.

In the frame of "big trees"

Calling their project “When the Trees Got Big,” the architects emphasized the importance of green framing for their project.

As you know, the advantages of the new five-storey districts at the time of construction - and here the houses were built in 1962 in an open field, on the outskirts next to Borovskoye Highway - were the opportunity to get your own apartment with amenities instead of a corner in a communal apartment or a wooden barrack. Together with the houses, twigs of seedlings appeared - over time they grew and turned into a beautiful grove, in which houses drowned. Over time, values have also changed: now a green area is an indisputable advantage.

“We do not destroy the existing landscaping, but we supplement it. Green inter-house spaces have become a kind of sign: trees are the hands of a clock, counting the time, - says Andrei Gnezdilov - new houses practically "sit down" on the planning structure while preserving green spaces between them. And it should be noted that the layout of the 1960s is still relevant: the arrangement of houses with a north-south orientation is convenient today for construction, as it meets modern insolation standards."

But the architects change the line building principle: in the depths of the district, relatively low - up to 8 floors - houses form semi-closed urban blocks, and at the future TPU near the metro station and near Vernadsky Avenue, new blocks with tower buildings are being formed. Thus, they accentuate significant points and maintain a visual relationship with the existing environment - residential complexes of the 2000s.

Linking the greenery of the existing courtyards to the new planning unit of the district - the urban block, corresponds to the first principle of the project, namely:

The city grows out of premisesand not from scratch

Green spaces between houses are not the only starting point of the project related to the natural frame of the territory. Responsible for the comfort of living in urban blocks, they are only part of the system of urban planning solutions proposed by Ostozhenka, largely dictated by the natural environment: the commercial and recreational activities included in the scheme are somehow connected with it.

To the north of Vernadsky Avenue, the local relief is formed by the channels and valleys of the Samorodinka and Ramenka rivers. The parks - the Olympic Village and 50 Let Oktyabrya - are located in the lowlands at the periphery of the renovation site, and the territories of residential areas gradually rise up a hill that serves as a watershed of rivers. Three ponds: Nizhniy, Sredniy and Upper, belonging to the Samorodinka river basin, are located in the depths of the southern section in the area of house 59A on Vernadsky Avenue, next to one of the renovation quarters. Semyonov-Tyan-Shanskogo Street and 6640 Projected Passage between Samorodinsky and Udaltsovsky ponds pass along the watershed.

In order to link the existing recreations into a single system, at the nodal points the architects add ground pedestrian crossings across Vernadsky Avenue, proposing to synchronize the operation of existing traffic lights with them - it will be possible to go along the crossing, even somewhat remote from the traffic light, while the cars are standing, but also traffic along the avenue will not be greatly disturbed, since the authors do not offer new traffic lights, adding their transitions to the existing ones - it must be admitted that this is a rather subtle solution.

One of the features of the Ostozhenka project, which caused a lively discussion at the exhibition in the House on Brestskaya, is the appearance of the main street of the district, literally sprouting from the old Borovskoye highway and other, already mastered by residents, but in no way meaningful urban planning, "folk paths" … Only an unnamed section of the new main street near MGIMO coincides with the highway. Then, near the triangular square, the street turns right into the center of business activity - the metro and the future TPU, where the project contains office towers proportionally consonant with the late 2000s development on the periphery of the territory.

The street gets a zigzag and winding contour with several branches-squares, but it is obvious that the main pivot connects the metro and MGIMO and coincides with the already found, but not well-maintained path. On its way there are several schools and clinics, their public areas, according to the project, should be expanded, and they thus find themselves not in the depths of the quarters between the fences, but on the axis of urban activity. The continuation of the main street - beyond the passage across the avenue, goes along the current Semenov-Tyan-Shanskiy street. What is even more interesting, the architects propose to connect Tyan-Shansky Street and the projected 6640 passage on the other side of the metro by a motorway crossing Vernadsky Avenue - thus, a full-fledged street of district significance appears inside, connecting the two parts of the territory. This part of the street runs along the watershed.

The main street is part of the proposed framework. Its second part is a system of existing, and, of course, landscaped squares and ponds in the southeastern part. Their recreational semicircle merges with the new city axis through the intra-quarter passages at the end of Semyonov-Tyan-Shanskiy Street and, on the other hand, at the new passage across the avenue behind a string of ponds. The diagram clearly shows how the business function smoothly develops into a recreational one - they have become interpenetrating halves of one ring, whose goal is to unite the two parts of the district.

From the periphery inward. Activation

Finding a street within a district, strengthening it and finding connections, both branching and looped, becomes the basis for activating intra-quarter spaces. Now the contour of the territory is active, it is necessary to activate its middle - this is the second principle of renovation according to the Ostozhenka project. The main “tree” of the street and squares will be supplemented by intra-block thoroughfares, which are much more in the new development, as well as rethought paths and detours, some of which become pedestrian, some, on the contrary, enhance their automotive significance. But the target arteries must be the catalyst.

“This is very similar to land reclamation. There is water in the swamp, - Andrey Gnezdilov comments on the project, - we are creating a canal, and the movement begins. We see our task in creating the preconditions for qualitative changes. But we see the potential for using this street, both in terms of commerce and as a driver for the development of social life. " Thanks to this solution, urban activity, which previously existed mainly on the periphery of the district, is transferred inward, the district seems to be "turned inside out": along the pedestrian's route, social and commercial infrastructure is developing, designed to saturate the route with impressions. Shared access to the school library and gymnasiums enhances the socialization of the area by fostering the creation of local communities. Together with the new street, the road network of the entire district is also developing, according to the third principle:

“There is the body of the city, its frame and veins - these are streets. All networks run along the frame - transport, pedestrian, engineering, - explains Andrei Gnezdilov, - like different organs in the body, each of the cells - urban blocks has its own function, public, residential, commercial. They can mix, but one way or another, one of them prevails."

This model is not new - it forms the basis of the new Moscow standards for the quality of the living environment, where the minimum unit is urban blocks, which are folded into block buildings, from which microdistricts are formed. However, at that last year's Arch Moscow, where Moskomarkhitektury presented its standards, Ostozhenka showed

principles, and in many respects they coincide. Urban blocks are the smallest elements of the urban hierarchy and the most closed, private, their feature is a courtyard free from cars.

Under street parking

With regard to neighborhoods on Vernadsky Avenue, the problem of parking is especially acute. In response to this challenge, the architects of Ostozhenka offer instead of underground parking spaces under houses, which often complicate the architectural and planning solutions of apartments with their column spacing, placing parking spaces under streets and lanes.

The profitability of this street designation was calculated by the Institute for Urban Economics. From the point of view of development, the benefit is obvious - today developers are forced to sell parking spaces together with apartments, but even with the current level of motorization of the population, not everyone is willing to overpay for a parking space. This proposal is even more interesting for the city - the owner of transport arteries. The construction of underground parking lots can be combined with the laying of collectors for citywide communications, translating into a literal understanding the principle of "street-artery". This combination facilitates the operation of utilities, and the money raised for renting a parking lot goes to the city budget.

Over the years, Ostozhenka has been consistently guided by many of the principles mentioned here in its projects, implementing them with success both in Moscow and abroad. It is characteristic that the visualizations presented by the bureau differed in a "picturesque" convention in comparison with other projects striving for photorealism. Although the facades of the volumes were only outlined, the area in these pictures came to life thanks to the signs and characters who inhabited it. This is the main principle of the bureau - in the renovation project they are mainly concerned with creating the environment, not specific objects. “Life is smarter than us: it is difficult to predict its exact scenario, we create only the basis for qualitative changes, - Andrey Gnezdilov explained this decision, - therefore we portrayed those who have to change the environment, residents - full participants in this process”.
