The plot of the apartment complex is located a five-minute walk from the Kuntsevo metro station, in the triangle between the old and the new Rublevskoye highway. To the east is the industrial zone of the Tekhnomash Institute, which is engaged in research in the field of the radio-electronic industry; to the west, very close to the border of the site - the 20-storey Kutuzoff Tower business center. To the south, literally a stone's throw away, there is a railway line of the Belarusian direction with the Kuntsevo station, it is now being expanded; on this side, it is planned to build an overpass of the northern backup of Kutuzovsky Prospekt, of course, with the necessary noise screens. Other neighbors of the future complex are pink brick houses, mainly of the elite "Brezhnev" typology, but there are also later ones, from the nineties. The site itself was occupied by textile production and had been empty for some time. The area is prestigious, just mention the proximity of Kutuzovka, the metro and highways are close, a 15-minute walk begins a string of parks along the Moskva River, from Filey to Krylatskoye.

The first and most noticeable feature of the project is its relatively high-rise surroundings, especially due to the proximity of the 20-storey business center. The architects came to the conclusion about the need for a dominant volume that would represent the complex to the city and react to the neighboring building. This role was taken over by the 29-storey tower-plate of building 1, installed along the BC, but not parallel, but at an angle: between it and the office neighbor, there was not a gorge, but a kind of bell, opened to the south. But the contour of the plate is jagged. Each apartment in the southwest wall thus receives a bay window angle that captures the light and helps to redirect the gaze diagonally to some extent, avoiding a very direct window-in-window gaze with the neighboring building.

The whole house consists of folds, a kind of "pleating", and the corridor inside is also zigzag. Insolation requirements for apartments are milder, and yet the architects did their best to capture the light as much as possible. A solution that is elegant in its own way for cramped circumstances. And other circumstances are now rare in Moscow.

Note that the 29 floors of the tower of the 1st building is not the case when the volume is pulled up for the sake of the required square meters according to the technical specification, but a thoughtful emphasis. The authors have carried out a thorough visual landscape analysis - perhaps this project is equipped with an almost record number of "built-in" in different points of view: from the Kutuzovskoye and Rublevskoye highways, from the Kuntsevo station pavilion, by the way, built at the end of the 19th century, and from the shopping center " Quadro ", built on Rublevskoe highway by Vladimir Plotkin in 2003. From some angles, building 1 looks like a backdrop-curtain of the circular building of the Kutuzoff business center, protruding behind its back like the back of a Gothic chair; on the other hand, due to the not too large thickness, the house stretches "into a string" and looks elegant, especially in contrast to the wide business center. In other words, the plate and the BC form a contrasting pair, the relationship between the two volumes - the old one and the still planned one - from different points turns out to be different.

The northern building, stretched along Franko Street and closer to the future overpass of the understudy, is smaller than others in height, it has only 9 floors. The courtyard is closed by the eastern 15-storey building - three plates are built quarterly with the letter P, whose "back" is turned to the south. Another 12-storey building is located in the northeastern corner of the complex on a separate site.

Another feature of the territory is that the terrain is strongly lowered to the side of the railway, the height difference here is about 4.5 m. Therefore, the underground parking is partly two-tier, partly one-tier. The private courtyard "no cars", that is, with access only for firefighters, plays up the peculiarities of the landscape: about two thirds of it is raised to the level of the upper mark and aligned like a terrace with a retaining wall. And in the northern part, a staircase appears, spacious, sloping and expanding upward, which allows you to play with its perspective, enhanced when looking down and "taken" when looking up. The staircase becomes the main attraction of the courtyard: the steps are crossed by a zigzag ramp cut as if with a knife - it, especially together with the steps-benches, acquires the quality of a comfortable city boulevard with an unusual plot.

“There are a lot of such solutions in modern European and American landscaping, we can say that this is one of the tendencies and we do not pretend to be the first here,” explains the chief architect of the project, Alexei Medvedev. - But it allows not only to save space, but also to revive the courtyard, add zest to it. A wide staircase goes down to building 4, to the northeast. Another, small and narrow staircase on the opposite corner allows you to shorten the path to the metro as much as possible - just up to five minutes.

All public functions of the ground floors: a cafe, a shop, a hairdresser's, a leisure center, are located on the outer edge of the complex. Some of the apartments from the courtyard side are located on the first floor. All entrances are through, provided with entrances from the street and from the yard.

One of the important components of the project is brick facades of different shades, with natural variegation. The brick was chosen primarily for context, as most of the houses around are brick. The main, 1 building, received a noble brown, the rest got a laconic, but no less noble gray, light and dark. The structure of the facade emphasizes the multi-story structure of the complex: where the buildings of the block-frame grow above 9 floors, the piers become noticeably thinner, the windows are larger - but this decision is not due to artistic considerations, but is strictly pragmatically motivated. At a height, the panoramas of the surroundings are better visible and, by enlarging the windows, the architects strive to reveal the views as much as possible.

All facades are united by frames of dark gray metal around the windows and interspersed with the same stripes in the lower part of the openings. In some places the windows are visually expanded with white inserts. On light facades, the windows rhythmically, one after another, change their height, but nowhere protrude beyond the upper edge, indicated by a horizontal strip of a prominently protruding row of bricks - a barely noticeable nuance of very restrained and, according to the authors' own definition, regular facades. From the nuances - matte illumination of the visors and laconic decor of frequent thin stripes, common for metal and travertine. In a situation of emphasized restraint, any detail becomes noticeable. But another thing is also true - the complex requires high-quality finishing materials, stone and, above all, brick. And it will look expensive only if the plan is fully realized.
