The authors of the project - architects Inbo - have used Hagemeister clinker for their projects more than once: we wrote about similar works - the 900 Mahler apartment building in Amsterdam and the new town hall in Werth. However, in Eindhoven, this material for the facades was not chosen by them themselves, but by the future residents of Space-S. This is due to the unusual, very democratic scheme of work on the project. From the very beginning, architects and a non-profit developer - the housing corporation Woonbedrijf - have asked their opinion on all important issues from more than a thousand people who wished to settle in 402 apartments of the future residential complex. Ideas were collected using Facebook, in meetings and during workshops. For example, residents tested the layout of apartments and common spaces on a 1: 1 scale using expanded polystyrene blocks in the Inbo office. As a result, the apartments have more than two hundred types of plans, each of the seven buildings has its own structure. The architects emphasize that thanks to this approach in the design, it was possible to achieve a lot that would otherwise have been impossible, as well as to reduce the construction time. Moreover, in the case of Space-S, for the first time in the Netherlands, participatory design of this kind was used for social housing.

To repeat, the tenants chose the Hagemeister clinker sorts themselves - after consulting the architects: as a result, six of the seven buildings received facades from Lübeck GT, Liverpool GT, Rostock FU, Weimar HS, Farsund HS, Ruhrerde GT + FU and Gent FU, each - from its own sort, without combining different varieties in one building. As a result, several goals were immediately achieved. The complex has acquired at the same time a varied, but also tangibly integral form: the fact that the clinker comes from the same “family” is noticeable at first glance. In addition, it was important for residents to reflect the “DNA of the place” in their new building: a residential complex appeared in the Stripe-C zone, part of the former Philips factory, which was located here from 1916 to 2000. Nowadays, some workshops have accommodated enterprises of the creative industries, others have given way to structures with a variety of functions, including housing.

All six grading systems used are distinguished by a unique scale and texture that gives each brick its own look, and the facade as a whole - a sense of authenticity and a certain austerity that is associated with old factories and plants - which is what Space-S residents aspired to. For example, the “Ruhrde” sorting of warm brown tones has a shiny almost black scale, and the “Farsund”, named after the Norwegian city, combines a light gray-white tone with the uneven edges of the HS texture, reminiscent of traditional, hand-molded “manufactory” bricks.

The variety of clinker facades, which affected both the most noticeable, 54-meter building, and the mid-rise buildings of the residential complex, also reflects the diversity of its inhabitants, who, thanks to their joint participation in the development of an architectural project, formed a friendly community long before settling in new apartments. Therefore, the diversity also distinguishes the types of housing. All of it is social, but in Space-S you can find apartments of different sizes and plans, from one to three bedrooms - for young and old, large and small families, lofts for representatives of creative professions, a student dormitory (blocks of 4-6 single rooms), 30-meter studio apartments for students with spacious “collective” areas, apartments and lofts with home offices, and residential housing for people with disabilities. All of them coexist in different combinations, which gives the necessary social diversity. There are also offices for rent in the complex, but common areas are of greater interest: community center, living room, roof gardens and courtyards. Car-sharing of electric vehicles is provided, and for students - a common bicycle park. Among the environmental components of the project is Sanergy, a system that combines geothermal cooling and space heating with groundwater treatment, which needs it after decades of industrial use on the site.

Inbo architects emphasize that it was important to stay within its modest “social” budget when working on the project, but the choice of clinker for the facades was extremely important in terms of the longevity of the buildings, so contractor Stam + De Koning Bouw also supported it. Despite the advantages of the layout, if low-quality bricks were used, the external appearance of the buildings - and with it the image of the entire residential complex - would have faded in ten years. In the case of Hagemeister clinker, this is not to be feared: “The strength of the project is also in the quality of the materials,” the architects are sure.
