It is not difficult to find the exhibition: it is on the first floor of the House on Brestskaya, right from the entrance, 2nd Brestskaya, building 6. You can see on it models, a small number of schemes and visualizations developed by the finalists of the competition for five experimental renovation sites: 4 finalists each to the site.

The jury's decision will become known in two months, the projects will be judged by experts, now the stage of public discussion has begun, which, like the exhibition, will last until January 21. During this time, it is planned to hold public presentations of projects by districts, respectively:

  • Kuzminki - November 30
  • Tsaritsyno - December 7
  • Golovinsky - December 14
  • Horoshevo-Mnevniki - December 21
  • Vernadsky Prospect - December 26.

Thursdays, starting at 19:00.

A cut of the opinions and wishes of the townspeople will be taken into account when summing up the results of the competition. The jury will also assess the feasibility of the project, the economic component, rationality and proposals for the sequence of implementation.

But the main criterion Sergei Kuznetsov called the quality of architecture. In addition to technical improvements, according to the chief architect of Moscow, it is important to obtain image solutions that can become an example of rational use of the territory with an understandable hierarchy of spaces, a clear division into private and public territories and a variety of functions. Sergey Kuznetsov emphasized that the selected projects are not planned to be replicated. Unique solutions obtained during the competition will create targeting and recognizability of each district.

Located in the north of Moscow, east of the Leningradskoe highway, it consists of microdistricts 13, 14, 20, 123, 123A Khimki-Khovrino. The territory under consideration, with an area of about 130 hectares, is two rectangles joined by one corner: one between Kronstadskiy Boulevard and Flotskaya Street, the other is bounded by Festivalnaya in the north, and protrudes beyond Solnechnogorskaya Street in the south. The embankment of the Likhoborka River and the Grachevsky Park with a miniature pond of the same name are included in the territory of improvement. Near the Khovrino and Mosselmash platforms of the Oktyabrskaya railway, half an hour walk to the Likhobory MCC station, and on the other side - the Rechnoy Vokzal metro station and the Khimki reservoir.

In the southwestern part of the territory there is a striking element of the layout: trapezoidal quarters; closer to Lavochkina Street, one side of the trapezoid in them is made up of unbearable 9-storey buildings, closer to Onezhskaya Street, the trapezium consists of 5-storey brick buildings - but to a greater or lesser extent, and all the authors have preserved this planning technique.

The project is named "Sleepless District" and its main pathos is to provide future residents with a variety of jobs. The first two floors of all residential buildings - 100,000 m2 - leased, and for the residents the authors of the project suggest a significant discount, which should allow some of the inhabitants of the future area to work next to the house, and fill the area functionally. The authors consider it their main task to create "a new environment for work and life", as well as "business, cultural and social centers within each district." In general, social and commercial space is provided for 240,000 m2.

The number of storeys ranges from 6 base floors to 14 floors in towers. 2/3 of new areas are allocated for resettlement, 1/3 is for sale. Under each block, underground parking is provided at the rate of 1 parking space per apartment, free for IDPs; plus a number of ground guest parking lots along the outer contour of the quarters. The courtyards are thus free of cars; for the residents of the first floors, patios are provided in them. Terraces are planned on the roofs. A dense road network has been developed, as well as a network of bicycle paths leading to the park and to the Khimki reservoir. New buildings expanding them are being completed to the existing schools, new kindergartens are planned on the first floors of the houses. The authors even took into account the speed and direction of the wind.

The pathos of this project is a choice. The authors suggest that residents will be able to relocate within the district twice: first in order to vacate their homes, and then - in new houses of their own choice, all within the district. For this, a variety of morphotypes of residential buildings is provided, from the “Stalinist” quarter to the east of Onezhskaya Street, to towers and semi-closed quarters.

A serious TPU is planned near the Mosselmash platform - the architects are placing office towers there. This project is the only one that retains the trapezoidal layout of the quarters in the western part of the territory, between Onezhskaya and Lavochkina Street: houses are being demolished, but new ones are being built in their place, with one exception - one house is swapped with the road that now runs along it inside the courtyard. Thus, there will be almost no need to cut down trees and a maximum of greenery will be preserved.

In addition, only in this project from the "Golovinskaya" selection, the expansion of the Grachevsky pond and the opening of a river that feeds it in the north-eastern part of the territory is planned. “We are restoring one of the lost Golovinsky ponds,” says Timur Bashkaev.

The project also follows the contours of trapezoidal houses, but a little more freely than the previous one. The authors preserve the trapezes along Lavochkina Street, placing one oval tower inside, and those closer to Onezhskaya - "digest", turning them into public squares with smaller houses. Here we can also see a variety of morphotypes of buildings: along Onezhskaya Street, to the east, a boulevard is built from open quarterly "brackets" facing inward, courtyards towards the boulevard and descending to it along the slant.

The project is based on the Superpark strategy proposed by Meganom at the 2013 FFM; it is called that. In the explication - a fragment of an introductory article from a book about Superpark or a text very similar to it. Its essence is a call to take care of the heritage of the so-called donut housing estate.

The contours of trapezoidal quarters are also preserved here - mainly along Lavochkina Street. Some of the existing detached brick and panel buildings are also proposed to be preserved, closing them with new residential buildings of different storeys. Thanks to this, private courtyard spaces will be formed. The capillary system of pedestrian boulevards and promenade alleys is designed to make the area permeable. All ground floors are dedicated to public and commercial functions. Each of the "halves" of the territory has a small almond-shaped artificial pond.

The district is located in the southeast of Moscow to the north of Volgogradsky Prospekt and covers an area of about 109 hectares. The boundaries of the renovation include the residential area bounded by Zelenodolskaya and Okskaya streets, Volgogradsky Prospect and Yeseninsky Boulevard. In the plan, these are two irregular triangles united by Glory Square in front of the Provincial Theater near the Kuzminki metro station.

The project proposes to completely change the structure of the building. Rows of sectional houses and street zigzags, according to the authors of the project, should remain in the past. The designers see their task as creating an image project, a strategic design solution that will affect not only the Kuzminki district, but also the development of the city as a whole.

The layout of the quarters resembles two large chrysanthemum flowers - or two funnels from an explosion - with a round center-square and petal quarters diverging from it. The density of the new building is comparable to the existing one, but a new road network has been developed, allowing you to get into the heart of the “flower” from all sides. The building height varies from center to edge. The tallest towers, brought out to the borders of Glory Square, are given over to office, retail and commercial functions. Separate "petals" within the district are occupied by schools and kindergartens with their own territory. It was proposed to preserve the Glory Square in front of the theater building, freeing it from chaotic parking and turning it into a square. Due to the variety of functions and striking architectural image, the area, according to the architects, should become a new center of attraction, despite the considerable distance from the city center.

The project proposes to cut the entire territory allocated for renovation with a central green boulevard running parallel to Volgogradsky Avenue. This unified park space with places for recreation and entertainment will connect all the disparate parts of the area. Residential blocks with closed courtyards will appear along the boulevard. Almost all the space between residential areas will be occupied by the so-called city gardens.

The second largest and most important public area is the central square with a fountain and restaurants, cafes and shops located around it. It is planned to plant trees on the theater square, install sculptures, and use the main space for exhibitions. In addition to the main routes, an additional diagonal alley will appear. Particular attention in the project is paid to the improvement of the territory connecting the area with the Kuzminki metro station. One of the main ideas is the organization of the Kuzminsky Bridge for pedestrians and cyclists, which will allow residents of the area to freely enter Kuzminki Park.

The project is based on the idea of preserving the green frame of the area. Once upon a time there was a forest on the territory of Kuzminki, which was part of a noble estate. An abundance of greenery has survived to this day - panel residential buildings are barely visible behind the trees. In an effort to preserve the natural environment, the authors of the project propose to leave the composition of the buildings without major changes, erecting new buildings on the site of the demolished ones.

The central park-promenade crosses the site from east to west, that is, it is also parallel to Volgogradsky Avenue. This is the main public space of the area. It is proposed to locate all educational institutions for children on its territory. Perpendicular to the park there is an axis with cultural and commercial functions located along it - office buildings, a shopping center, an apart-hotel, a media center, a theater. The pedestrian city square will connect the district with the Kuzminsky forest park. It will be possible to get to it via a new pedestrian bridge over Volgogradsky Prospekt.

The project is named "City Groves" because it pays great attention to preserving the existing natural environment and filling it with new greenery. The existing composition was taken as a basis, but instead of separate houses, determined for demolition, residential quarters with cozy private courtyards were proposed. The quarters are recruited from multi-storey buildings, each of which has its own design of the facades. The main high-rise dominants - up to 20 floors - are located along Volgogradsky Prospekt. Inside the district, the average height of buildings is reduced to 6-8 floors. The main connecting axis of the district is the pedestrian boulevard, which is closed by the city square.

The pilot site on Vernadsky Avenue unites quarters 32-33, 34-35. The territory of about 125 hectares is "strung" on the avenue between Udaltsova and Lobachevsky streets. On its border, along Udaltsova Street, there is the Prospekt Vernadsky metro station, in the future - TPU; to the south and a little further - "Yugo-Zapadnaya". Nearby, south of Lobachevsky Street, is the territory of MGIMO. One of the advantages of the area for the renovation program is that several houses for future migrants have already been built here.

The authors base their project on a comparison with a historical city, identifying several "constituent parts" of the city: street, lane, square, square, park.

The architects of Ostozhenka replace the "lines" of the five-story buildings with moderately open block buildings, interspersed with round and square towers. In the neighborhoods - strive to preserve the existing trees as much as possible. The towers are grouped from the side of the TPU, and the busiest square appears here. In the southeastern part, it is planned to expand the existing square with its transformation into a park; in the northwestern part, boulevards - public spaces of the urban type - prevail. Six stages of reconstruction are calculated from 2018 to 2032.

The authors of the project placed new houses around the perimeter of the territory, endowing them with flexible, figure-like plans and a pronounced stepped silhouette. The buildings are connected by an ornate line, whose whimsical outline connects the original five-story buildings; the transport scheme is based on it. White facades, checkered and curved, as well as colored ends, are intended to highlight the new development in the context of the environment and to give the volumes a whole.

The team, led by Riccardo Bofill, refers to Francesco di Giorgio Martini in the project, promises "intelligent compaction" and presents itself with a beautiful wooden model. Large open quarters are not alien to the spectacular form, and paired glass towers appear closer to the TPU. Despite the conservative pictorial presentation, the architecture is rather laconic and modern. The presentation (sic!) Featured words about "Russia's steady economic growth."

The project, in the creation of which Alexey Bavykin, Dmitry Alexandrov and Alexey Ginzburg participated, has a very calm, restrained architecture and attention to the memory of the place: houses are being built on the site of the demolished five-story buildings, trying to preserve the existing greenery as much as possible. The base height is 7 floors, the height of the towers is 14.

The authors of the project divided the entire development into residential buildings for resettlement, houses for sale and infrastructure facilities - in particular, a shopping and business park was designed in the central part of the territory. By increasing the building density, the designers tried to maintain the usual scale of the buildings. The new central axis is a wide green avenue connecting all parts of the district. The main activities and recreation areas will be formed along it. The project has thought out a system for dividing pedestrian and cyclist flows. The avenue does not intersect with the motorway anywhere.

Open yards are elevated above ground level, making them private without the use of fences. The entry of cars into the courtyard areas is not provided. The first floors in the stylobate part are given over to small retail. As for the design of the facades of residential buildings, it is proposed to solve them with an eye to the historical architecture with classical divisions and pitched roofs. At the same time, an individual facade will be developed for each building.

The concept is based on the idea of creating a comfortable urban environment that meets all the needs of the city and townspeople. As conceived by the authors, the updates should affect not only residential buildings, but also streets, parks and squares. The new residential development will be formed by blocks with clear zoning of the territory into public and private spaces. High permeability of the road network and new pedestrian routes will make the area more active and saturated.

Each block will be formed by several urban blocks consisting of buildings with variable number of storeys with individually designed facades. The first floors will be occupied by commercial functions. The courtyards closed to cars will turn into green squares. All quarters will have their own promenade and a small town square. Individual points of attraction will be connected by a single green axis crossing the section from the Moskva River embankment to Serebryany Bor. Another important component of the project is a large number of flowering trees and plants, thanks to which the district will turn into a small fragment of a garden city.

The project is based on the formation of a clear structure of residential development with a division into public and private spaces. All residential buildings that form quarters with semi-enclosed courtyards are distinguished by the variability of facade solutions. The central element of the district is a large social, business, cultural and educational center, which includes a transport hub, a cultural and educational center, a student campus, trade, service, health and sports enterprises. Another point of activity is the large city square.

As the main principle of the renovation, the designers chose the principle of preservation: new construction complements the existing building, in one case, forming a closed block, in the other - a series of towers. Having studied the morphology of the microdistricts, the designers came to the conclusion that the formation of new through passages here is practically impossible. The skeleton of the area will create a series of green boulevards connecting the neighborhoods with the river embankment located in the southern part. The main architectural and high-rise dominants will be concentrated along the boulevards. 15-25-storey residential towers will appear closer to the river. In the center of the microdistrict, on the territory of the city park, schools and kindergartens will be located.

The pilot site is located on the border of the Tsaritsinsky Ponds, but separated from them by a railway. The territory with an area of just over 100 hectares includes quarters 2A and 2B of the Lenino-Dachnoye district. The authors of the projects were asked to think about the improvement of the adjacent bank of the Tsaritsyn pond and the pine grove to the west of Luhansk Street. Another small square - its outlines with a shopping center and a street continuing its axis are similar to a fly swatter - divides the area into two halves.

Sergey Skuratov in his project completely eliminates the contours of the "fly swatter", radically changing the layout of the district. The boulevard, drawn by the architect in the southern part, becomes its axis - the resettlement starts from the edge of this boulevard and further develops along it up to the north. The heights range from 7-8 floors to 25-story towers.

In this project, Sergei Skuratov's handwriting is very recognizable: first of all, because architects use here a lot of brickwork techniques he has worked out in other works. However, from time to time the facades of the houses turn white, maintaining a strict monochrome-plastic game.

In Nikita Yavein's project, the axis has been preserved, and all new construction is subordinated to a rigid, if not brutal, volumetric-spatial typology: the place of five-story buildings is occupied by large, tightly closed, 10-storey square blocks in plan, and the top two or three of them are interpreted as attics, their color is different and they recede a little in depth. On the other hand, towers on five tiers of ground parking are lined up along the shore of the pond in a checkerboard pattern: their facades have been transformed into large alternating patterns, and trees are planted on the roof surrounded by a high pylonade.

The project proposal includes two fundamentally different urban models - a residential area closed to transport and a stylobate with low towers. Both models are flexible enough and can be easily adapted to specific morphological conditions, which, according to the authors' intention, in the future will allow them to be used in various districts of Moscow designated for renovation. Depending on the characteristics of the district, the shape of the quarter may vary, but its organization will be preserved.

In the Reserva project, on the other hand, the existing axis is preserved, although the shopping center has become a shiny glass bubble. A green boulevard is directed across it, parallel to the pond - thus the area is divided into four parts - the “petal” of a lucky clover, giving the project an identity of good omen. The petals are divided typologically, functionally and by price category: the eastern one is the most expensive, although it does not go beyond the comfort class.

The height is built according to module 6-9-12, quarter patterns in different "petals" differ, but always remain open, which is greatly facilitated by the large lintels boldly used here, reminiscent of horizontal skyscrapers and at times transforming buildings into large-scale volumetric weaving. There is a walking bridge to the ponds above Caspian Street and the railway.
