The new 1200 Bay Tower will appear at the intersection of Bay Street and busy Bloor Street, on the northern border of downtown Toronto. It will take the place of a 16-storey office building, narrow and elongated in length. The skyscraper Herzog & de Meuron will repeat its proportions in the plan (the site does not allow another option), but it will be much higher: 87 floors.
The first 16 floors of the new building will accommodate cafes, shops, offices and technical premises, higher amenities for residents will be located, above them - 64 residential tiers with 332 apartments ranging from one bedroom to several floors. But the top three tiers will be occupied by commercial space: a large restaurant, sky lounge and event space.
To maximize the usable floor space, the functional core is “linear” and placed on the west side where 1200 Bay is adjacent to the adjacent building. The peculiarity of the residential floors is the opening windows and wooden horizontal blinds placed along the entire height between the layers of glazing. This way, residents will be able to control the light level and sun protection themselves.
