Recently, we talked about the homecity residential complex, a low area with an internal boulevard, which is being built near the Rumyatsevo metro station as part of the Comcity complex. Recall that the territory of the Comcity business park resembles a thin triangle facing the Kievskoe highway with the sharp nose of the building of the first phase of construction called Alpha. It was built in 2014 by the Czech architects Cigler Marani, and its two dark wing-consoles are clearly visible from the highway.
Then, in 2016, the customers invited SK&P architects to work with the territory, who first helped to revise its functional zoning - this is how a small residential complex appeared as part of the business park. SK&P then set to work with three separate sections, cut like the layers of the Maslow pyramid, parallel to the highway and transverse to the axis of the acute-angled triangle of the entire area. The most distant from the highway is the residential complex; Charlie's office complex, which will be designed and built in the last turn, should join it.
The project of office buildings and the hotel of the Bravo phase, located directly behind the Alpha building, is already ready, its construction is proceeding at an accelerated pace - now we are talking about it.
Bravo continues the Alpha building in volume, planning and composition. This is quite logical, since there is no free space in Alpha for a long time. The complex, skillfully designed to meet the needs of telecommunications companies, has occupied a fertile niche, being one of the first to offer the “office park” format in the Troitsky and Novomoskovsky administrative areas, that is, an infrastructurally self-sufficient education in eco-friendly topics.
The total area of the "Bravo phase" is about 103,000 m2, they will be occupied by three buildings - two office buildings and a hotel with a common underground space. It is of fundamental importance that the existing underground shopping “street” of Alpha will be connected to the inner Bravo gallery. The composition of the buildings echoes Alpha, while maintaining axial symmetry: two office wings B1 and B2, similar to two stylized palms, "embrace" the volume of the hotel - 150 rooms, under the Novotel brand. Two small internal areas are formed between the ends of the hotel and the office buildings.
“For the project of the Bravo phase, in response to the customer's request to choose a solution from three different options, an internal competition was held in SK&P. The project chosen by the customer was further developed.
The main difficulty was that the new office complex should be a continuation and completion of the existing office park, without repeating the decisions of the Alpha phase. The roll call of the black-and-white graphics of the facades of the two complexes unites the entire composition into one whole. The hotel is becoming a transitional element from offices to the residential complex homecity - Delta."
Together, Alpha and Bravo form a megastructure of volumes linked into a single quarter, ensuring the 24/7 life of resident companies. The composition of Bravo unfolds in space according to a given logic. So, the main building of Alpha is symmetrical, therefore buildings B1 and B2 are also, they are like a consistent roll call from the beginning to the end of the entire complex.
Both in the composition and in the architecture of the second stage there is no direct quotation of Alpha, but there are similar techniques. So, in В1 and В2, two meshes superimposed on top of each other are used: from dark aluminum panels and from thin metal ribs-profiles. The accents are the vertical grilles that revive the rhythm next to the windows. Black color and metal, however, noticeably overlap with the facades of Alpha and make it possible to perceive the buildings of Bravo as its not only structural, but also a visual extension.
The office space will be divided into three lots according to the customer's decision. Avoiding the loss of usable space, the architects subordinated all the spaces to a free planning - there are no corridors inside, there are two staircase and elevator blocks, plus two more stairs for 5,000 square meters of a typical floor of each building, - says Anastasia Khomyakova. - The nodes turned out to be compact, all engineering communications are concentrated around them.

In addition, Bravo continues the idea of vertical zoning - a semi-underground public level in the form of a covered pedestrian street illuminated by skylights. Actually, this is the very “city in the city”, which positions itself Comcity, you can freely get here and walk around shops and cafes, office turnstiles are shifted to the elevator halls. The stream of people flows into the gallery from the side of the main entrance of Alpha through the semicircular "funnel" of the stylobate and then can pass through the entire quarter and through the bend find themselves in the buildings of Bravo.
Inside, white color is combined with live greenery and light wood, and a fountain with a waterfall is planned in the central atrium, flowing from under a skylight dome.

The hotel, as a more residential building, in contrast to the taut technogenic offices, received facades of clinker tiles, and different shades of ocher are mixed into a multi-tone carpet, with inserts of white fiber cement - this combination obviously echoes the homecity residential complex under construction nearby. At the same time, the basement of the hotel is becoming a continuation of the stylobate of the offices and, like them, will be faced with porcelain stoneware.
The semi-underground interconnection between the Alpha and Bravo buildings is echoed by the upper pedestrian street on the roof of the stylobate - the authors of Bravo continue the landscaping already existing on the Alpha stylobate, using plants of the same type and similar small forms, which, in particular, help to beat the caps of skylights.
Passing between the office buildings, the upper street goes to the hotel plate, here the flow is divided: you can turn left or right and get into two squares that are similar to each other, but differing in details. They are opened north towards the driveway between Bravo and future Charlie. The authors understand these squares as ceremonial courtyards - cour d'honneur, each with a fountain, greenery and a small amphitheater. Here, to the north, are the portals of the main entrances to the office buildings - frames of light stone, the two-tiered height of which, a little less than 8 meters, responds to the same imposing and spacious height of the entrance lobbies inside.
As you can see, the “Bravo phase” serves as a connecting link of the complex: it, like a kind of joint, picks up and develops the positive ideas of the existing building, but also, “over the head” of the Charlie phase, the project of which is not yet available, echoes the homecity residential complex under construction. All together should lead to the growth and development of a business park located not far from the Moscow Ring Road and already quite popular - one must think, not only because of a good location, but also due to the modern and complex structure of spaces of a small but significant "business town", which in new projects, they receive logical development and completion.
