The repetition of the same word in many languages of the world means an excellent degree, the very essence, the quintessence of this or that concept. The famous "cafe" in Spanish, for example, ensures that you drink not just coffee, but the best, strongest and most delicious coffee. So is the village "Reka-Reka" - it is not only located on the banks of the Moskva River, but organically inscribed in its most picturesque bend, and it was the waterway that became the main city-forming element of the complex general plan.

The settlement is being built 48 km from the Moscow Ring Road and only 2 km from Zvenigorod, in the bend of the Moskva River. The total area of the site is 49 hectares, and it occupies a picturesque meadow. The riverbed in this place makes such a spectacular turn that it was almost impossible not to follow it in the planning of the village. It was worth doing at least in order to place the maximum number of households on the first line - the largest in area, they are opened into the coastal park zone with a spectacular fan, and the road along which you can drive up to them, accordingly, bends around the Cape Verde, exactly repeating smooth loop of the channel. And since the road, having made a circle, returns to the main entrance to the village, we can say that the architects seem to throw a lasso into the territory, leaving one line of plots on the outside and organizing the main territory inside it.

Out of many possible scenarios for planning this "core", the architects eventually chose the island principle of site layout. Four "Islands" are separated from each other in the plan by diagonals of park and pedestrian spaces. These boulevards converge in the center, forming a park with a decorative reservoir and connecting it with the main recreational areas of the village - the beach and the sports complex, as well as landscaped embankments. Continuing the direction of one of the boulevards, a small bridge is projected to another hilly and wooded bank.

Green alleys will be completely inaccessible to transport, which will ensure the safety and comfort of walking. In addition, the project provides that each of them will receive its own landscaping character with a specific type of trees and a corresponding name. “Therefore, there will be no problems with navigation and the question“where are you now?” it will be possible to answer easily by looking around, for example, “on the maple alley,” explains Konstantin Khodnev, adding that the structure of a semi-circular coastal park strip and the alleys facing it at different ends of the diagonals will make walking, on the one hand, very varied in terms of routes, and on the other, equally accessible to all residents.

There are more than 220 plots in the village. From the very beginning, the developer made a decision to build up the village with houses according to a single concept - holistic in terms of general perception and ideology, but at the same time providing sufficient diversity. That is why the “Architectural Group DNA” was faced with the task of creating several “lines” of houses that would differ in size, silhouette and facade solutions, but at the same time, they would go well with each other and together give a lively and interesting character to the streets of the village. And since “Reka-Reka” is a comfort-class settlement, the houses also had to be compact enough and at the same time functional and spacious. It is difficult to argue with the fact that DNA - a bureau equally successful in creating both filigree piece objects and successful algorithms for the development of large-scale territories - were ideally suited for this role. On the basis of common principles in style, choice of facade materials and solution of details, the architects have developed a whole "bank of ideas" for the village.

“One of the difficult moments was finding the right character for these houses,” admits Daniel Lorenz. - We took the path of mixing sensations: the solidity, characteristic of exclusive country residences, plus the lightness, ease of the typology of the classic "dacha". As a result, we got a modern small villa for life in the countryside, which can be both a permanent place of residence and a place only for relaxation. " Speaking "modern", the architect very accurately characterizes the style of the future houses of the village, which are characterized by dynamic consoles, parallelepipeds embedded in the main volumes of terraces, multidirectional roof slopes. All cottages are planned to be built from natural and durable in use, but not over exclusive materials: the facades are supposed to be made of facing clinker bricks and wood cladding of moisture-resistant rocks, and almost every project provides options with a different color scheme for finishing, which should further increase the variety of the development of the village …

In addition to the usual typology of houses, the "DNA Architectural Group" has developed two types of cottages with the working title "transformers" or "houses for growth." They are intended for those who are not yet sure of the need for a large house or do not have the financial ability to build it immediately after purchasing a plot. "Transformer" consists of a main module (125-150 sq.m.) and an extension module (55 sq.m.) and is thought out in such a way that compositionally it looks complete both in a small volume and with an increased area. It is interesting that the owner of the house receives the documentation for the "extension" even if he purchases only the main module, and can build it at any time: the location of the house on the site takes into account this possibility, as well as the design of the main house - in place of one of the window openings after an extension is simply a door.

At the moment, construction work is being actively carried out in the village on the laying of roads, networks and the construction of a pilot group of houses of various types. We hope that in the Moscow region there will really be a village that ordinary citizens have long dreamed of - with small and inexpensive private houses, which, at the same time, can boast a well-thought-out layout, high-quality natural materials of facades and author's architecture.
