The new complex continues a series of projects under the general name "Olympic Village Novogorsk", which is being implemented by the development company "Khimki Group". Different by class of housing, building area and architectural solution, they are united by the idea that the younger generation needs to go in for sports: each project is "equipped" with a specialized sports center. And if in the "Olympic Village" itself it is the "International Academy of Sports of Irina Viner-Usmanova", and in the quarter "Novogorsk. Apartments "sports and educational complex" Sambo 70 ", then the first stage of the" Resort "will become the residence of the" A. Lebzyak Boxing School ", and the second will house a volleyball school.
The site on which the Olympic Village Novogorsk is being built. Resort "is located on that picturesque section of Skhodnya, where the river seems to bifurcate, washing a small oval-shaped island. Two phases of the project occupied 3 hectares each on both banks of the river, and the island, located exactly between the building sites, was included in the future complex as a recreation area. In many ways, by the way, that is why the new project was interpreted as a resort: a forest, a river and a whole landscaped island - why not an ideal place for relaxation? The island will be connected to the shores by four pedestrian bridges, two in each direction. However, so far only the first stage of the project is being built - three residential multi-section houses, as if "embracing" the embankment, and we will tell you about them in more detail.
The "resort" is being built 300 meters upstream of the river from the "Olympic Village" and is located in its line of sight. The wavy roof of the sports center is clearly visible from here, so it is quite logical that the architects used this neighborhood as one of the starting points in shaping the appearance of the new complex. The roofs of its buildings also behave very freely, however, instead of smooth curves, broken edges appear here, giving the silhouette of the houses a distinct resemblance to the cardiogram pattern: it seems that the heart beats more excited and stronger from the surrounding natural beauties. The dynamic pulse is also accentuated by the cladding in a dark brown shade of folded metal.
However, in all fairness, it should be noted that the proximity to the river became not only a pleasant help for architects, but also a great challenge. Complex hydrogeology, the need to think over measures for dewatering and drainage of the territory - that's what I had to start working on the project with. In order to guarantee to avoid flooding of the territory during the spring flood of the river, the architects proposed a system of radial drains and drainage wells (developed by the Darvodgeo Institute) and gabion structures, and the embankment itself was designed on two levels. Directly along the water, a boardwalk is organized, to which several ramps lead, while the main territory is raised to a height of 3 meters above the river level.
In the plan, the houses are U-shaped brackets, turned away from the Ivanovskoye highway, with which the site borders on the north and east. Striving to create cozy and separate inner courtyard spaces open to the embankment, the authors nevertheless did not want to enclose them with tall walls on three sides, so the number of storeys in the side sections decreases as they approach the embankment. The terraced structure would seem to be a completely predictable solution, if the "steps" were not tilted alternately to the right and then to the left. Such tectonics has both an artistic meaning (oblique strokes visually support a broken roof), and a practical one: you cannot go out onto terraces with such a strong slope with a barbecue or wet linen, which means that they are not threatened with glazing.“Alas, many years of experience working on residential complexes forces us to include in the project solutions that will not allow the consumer to spoil the architecture,” Vladimir Bindeman, head of Architecturium, throws up his hands.
The issue of placement of air conditioners is also thought out in the project: special boxes are provided for the outdoor units: grouped in pairs and surrounded by a thin lattice, they are perceived as facade elements, an additional touch to the overall architectural solution. Two words should be said about the engineering systems placed on the roof: rather high vertical boxes in which the gas boiler rooms are located, the architects are revetted with the same dark brown metal and supplemented with stained-glass windows, which makes these volumes look more like tiny living cells than technical ones. structures. Considering that the last, seventh floor is completely glazed (the transparent surface is brought directly under the crevices of the roof) and is reserved for penthouses, then the appearance of those who live on the roof on the slopes of houses seems more than logical.
The design of the facades is based on the contrast of dark and light surfaces. Thus, the buildings are facing the road and driveways between the houses with facades finished with dark brown clinker tiles with small inserts of light HPL panels. Additional dynamism is given to them by triangular bay windows - trimmed with white panels, they protrude from the body of the house like periscopes and "catch" additional views of the river. But on the facades facing the courtyard and towards Skhodnya, on the contrary, they are decorated with light HPL panels with a texture imitating various woods and have much larger glazing planes.
The technical floor, located at ground level, and the first, where, in addition to the entrance lobbies, public spaces are located, are finished with travertine-like porcelain stoneware, creating an additional wide horizontal strip and visually connecting the base of the house with the landscaped embankment. This connection was maintained both with the help of landscaping, and with the courtyards open to meet the river, the embankment actually represents a single whole, forming an extensive network of public spaces. A variety of leisure scenarios will also offer future residents an island where it is planned to place an artificial beach, a beach bar (skate rental in winter), a sports ground and a children's corner.
