Real bay windows are typical of the historical buildings of San Francisco, and for the 130-meter tower designed by the Jean Gang bureau, their modern counterpart was developed, which plays essentially the same role: it provides the interior with light and views, increases its area: so each apartment becomes like like a corner.
The suspended facade of the tower consists of a modular system that is completely repeated every 11 floors (there are 39 in total). Sophisticated bends, designed with aircraft building principles in mind, minimize the impact of very strong winds in the San Francisco Bay Area. The façade is 51% opaque and consists of white aluminum panels made in Italy, which protects the interior from overheating. In addition, its visually complex surface will not confuse the birds and save them from collisions, as was done in another skyscraper designed by Jin Gang.
The aforementioned “bay windows” could be installed from the inside after installation of the building frame, which made it possible to do without tower cranes.
The residential complex consists of a tower and a block with townhouses: there are 392 apartments in total, from the aforementioned 8 townhouses to 20 proto-penthouses on the five upper floors, the area of which varies from 200-220 m2. However, a typical apartment measures 120 m2. 40% of the apartments belong to the category of affordable, as they will be sold at a price below market.
There is a parking lot for 340 cars and 150 bicycles, convenient connection with the transport system. To connect the residential complex with the city, 930 m2 has been allocated for the arrangement of shops and cafes on the ground floor.
