This project is being built by the same developer as the Novogorsk Olympic Village itself, implementing a similar business idea in the Apartments - housing is adjacent to a developed sports and cultural complex, which will provide the younger generation with the possibility of comprehensive development within walking distance from home. Only the class of the housing itself has changed: if cottages and townhouses prevail in the "Olympic Village", then the new quarter consists entirely of apartment buildings. The plot with a total area of 6.2 hectares is built up with seven-story sectional houses, which have apartments for single people, young couples, and large families.
The new complex is located right behind Kurkino, on the slope between the Kurkinskoye highway and the Skhodnya river. In fact, this is the south-west of Khimki, although there is no urban development here and never has been: the only "element of urbanism" that violates the idyllic landscape is still roads - the already mentioned highway and Yurovskaya street, leading from the highway across the bridge to the territory beyond the river and beyond price Kurkino | The bridge is very old and will be reconstructed simultaneously with the construction of the block, as for the street, it cuts the site into two unequal parts, and this division is greatly strengthened due to its location in the bend of the river: in fact, the roadway runs along the "fold" of the building area.
The fact that the site actually splits into two has radically affected the layout of the area. First of all, because the sites are not at all similar to each other. The smaller one (if you drive from Kurkino, from Yurovskaya Street, it turns out to be to the right), is characterized by a rather sharp drop in the relief (about 10 meters), in addition, the forest comes close to it. The area of the second site is two and a half times larger (4.4 hectares versus 1.8 hectares), and it itself has a calmer relief and is all oriented along the river. The plots also differ in what kind of area beyond the river they look: opposite the larger of them - a picturesque wooded-flat landscape, beyond which the "Olympic Village" can be seen, while the smaller one faces the golf course. The latter, according to the developers, “guarantees a high social status of the residents,” and the architects responded with a long five-part building of superior comfort, which in fact “expropriates” panoramas of the elite sports space.
In general, for each piece of this territory, the Architecturium team has come up with its own type of houses. Those that are as far as possible from the river, but nevertheless adjoin the forest belt, were called "forest", on the first line, in turn, there are "river" ones, and in the widest part of the site, where the main infrastructure facility of the region is located along the highway - sports -cultural center, - three more living quarters are designed as multi-deck ships. Cascades of terraces frame the semantic center of the area, maintaining its dynamic form. The stylistic and plastic unity of these houses and the center over which they rise is emphasized with the help of a common stylobate of a complex shape.
All houses in the quarter are designed in the same palette, but they differ greatly in shape, plasticity and facade elements. According to Vladimir Bindeman, different architects were specially engaged in different types of houses in the workshop - one team was headed by Oleg Borodin, the second was led by Fyodor Buinov: in the conditions of rather cramped buildings, the authors of the project strove for the greatest possible diversity. The "forest" houses are designed on a larger scale: almost square turrets are decorated with inserted corner "frames", as if emphasizing the best views of the forest rustling nearby. For the sake of insolation, the wings of each house are slightly parted, but this theme reaches its apogee in the form of “river” houses, the central part of the main facade of which is made semicircular, and bay windows “disperse” on either side of it. They are also pointed - they catch the views and the sun - and their area is gradually decreasing towards the upper floors, endowing the river facades with spectacular fluffy "skirts".
In the "golf house", these themes converged: the house faces the river with frames, and to the forest - with triangular bay windows. True, the frames here are only one floor high, and bay windows do not protrude so much from the main volume. Combining 3-4 floors, the latter visually compensate for the length of the facade, likening it to a mechanism that seems to be about to start moving. And from the side of the embankment, this role is taken over by the glazed ridges of the staircase blocks - transparent verticals beat off the sections from each other, not allowing the "frames" to line up in too long lines.
Most of all, terraced houses have been solved, and in many respects precisely because the architects did not dare to leave the balconies open. Fearing that the tenants in the future will glaze them in whatever way, they let the sloped glazing, behind which only laconic pergola brackets fly out. The authors are actively developing the theme of diagonals and dynamic bevels both in the appearance of the stylobate and in the building of the sports school that is fused with it. The latter, in its architecture in general, is perhaps the most expressive - the "visiting card" of the entire district, it fascinates with the play of planes, joints and edges, which manifests itself literally in everything, starting from the embossed emblem in the form of schematically depicted two wrestlers (author - Oleg Borodin), and ending with skylights ripping through the roof.
A kind of antithesis to this dynamism should be the well-maintained Skhodnya embankment, completely free of cars and intended for the recreation of residents. It will have three levels: the lower one, the so-called. the beach one, which will give residents the opportunity to walk up to the water, the upper one is actually a comfortable promenade, and the intermediate one, where chamber walking areas will also appear. The tiers will be interconnected by ramps and ramps, which will turn the high bank of the Skhodnya into a comfortable public space that can offer the inhabitants of the new district many scenarios for recreation by the river.
