The author of the project, Magda Chikhon, told the council members about the project of the Bureau "Blank Architex". The design site is located along Dmitrovskoe highway, on the other side there is a large residential building adjacent to it. The complex is divided into three parts, between which passages are arranged to an open, landscaped and landscaped courtyard from the side of Dmitrovka, along which a wide pedestrian zone is provided. The facade facing the highway clearly follows the red line, and the wall facing the residential building has a complex configuration with numerous ledges and niches of landscaped terraces. Thus, the authors, instead of an extended monovolume, create a structure commensurate with the environment. The facades are finished with glass, oxidized steel and decorative bricks. The pattern of the walls has a rigid rhythm, which interrupts the pattern of stylized silhouettes of trees only on one of the blocks. Angled, the most compact housing is a one-piece volume in a lightweight shell of vertical lamellas. It houses the main entrance to the building, in front of which it is planned to create a small area.

The main functional purpose of the center is sports: a large swimming pool, fitness rooms and multifunctional halls for football and basketball are designed here. Part of the space (mainly on the ground floor) is planned to be used for trade and entertainment functions.

After reviewing the project, the council members unanimously expressed bewilderment about the excessively high ceilings in the main rooms. Sergei Tchoban doubted that such a layout would pay off: “The fitness center is designed as if it were designed for a huge flow of visitors. The project involves the placement of two escalators and elevators leading to the fitness room, and the height of this room is more than 10 meters. At the same time, shopping boutiques located on the ground floor are huddled on 25 m2, and some of them are generally isolated from the general shopping arcade. " Andrei Gnezdilov saw the same discrepancy in the project, noting that, for example, in a restaurant, and even more so in dressing rooms, it is absolutely not necessary to raise the ceiling to such a gigantic height. Sergey Kuznetsov drew the attention of his colleagues to the fact that in the layout of the hall, designated as multifunctional and intended for outdoor games, a standard grid of columns was designed - which, in principle, is impossible: “Now the complex looks more like an ordinary shopping center, and there are fears that this is an attempt in the future add additional floors without permission and thereby increase the area of the building. We cannot allow this. The layout of the complex should be brought in line with its functional program, remove the grid of columns, leave one escalator, etc. And if we agree on the project as presented, then we need guarantees that the planning structure will be implemented in strict accordance with these plans. " Alternatively, Kuznetsov suggested that the authors reduce the height of the complex by lowering the height of the floors.

The external appearance of the building did not raise questions among the members of the council. Everyone noted the well-designed architecture and the competent location of the building in the urban fabric. The Moscow authorities are planning to build an overpass on this section of Dmitrovka, so the appearance of a “border” between the residential building and the highway in the form of a fitness center for the residents of the district is more likely a blessing. A well-thought-out concept for the improvement of the adjacent territories has become a big plus. As a result, it was decided to agree on the project subject to the completion of the planning structure.

Hotel complex in Kursoviy lane

The hotel, designed by Scott Brownrigg, is located in the Ostozhenka area and, according to the presented project, should accommodate 14 apartments, a cafe and a restaurant, as well as a small fitness center. The site is located at the corner of Kursovy Lane, so the building fixes this angle. The main element of the architectural image is the displacement of each floor relative to the central axis, so the house looks a bit like a Rubik's cube during the assembly process. Open balconies are arranged in the offset areas. Glazing is widely used in the decoration, and only the front facade is made deaf: it faces the neighboring area, where the construction of a residential building is planned. As the authors of the project said, their house is intended for temporary residence. The presented draft design was selected on the basis of a closed competition held by the customer.

The participants in the discussion immediately drew attention to the fact that, although the areas of the building correspond to those indicated in the GPZU, but the volume looks too large, occupying the site almost at the disposal and leaving too little space for a fire passage. Andrey Gnezdilov was outraged by the fact that the authors of the project did not take into account the urban planning situation at all. The dimensions of the building, in his opinion, are unacceptable for this place: the house seems to be located out of context, the boundaries of the survey and the interests of the owners of the adjoining plots are not taken into account. The western facade comes close to the borders of the neighboring site, thus preventing any opportunity for its further development and building. In the event of a fire, the evacuation of the residents of the projected house will take place through a narrow passage laid with the capture of the territory of neighbors.

The project for a 150-bed hotel complex was developed by the Bofill Arquitecure S. L. and Homeland Architecture LLC. The site is located on Olympic Avenue, next to the Trinity Church. There is also a bank building adjacent to the complex, and behind is a multi-storey residential building from the 1970s. The complex is an extended 4-storey building. Its architectural solution, avoiding contrast, appeals to the style of the neighboring residential building. Facade finishing is made of natural stone, including travertine. In addition to hotel rooms, the building houses a restaurant, a small business center and retail space.

Alexander Kibovsky noted that the appearance of this complex, in general, will not affect the perception of the silhouette of the Trinity Church. Another question is why the authors decided to focus on the architecture of a residential building, and not on the dominant glass volume of the bank. Sergei Tchoban noted: if a question arises - what should be the first focus, it is necessary to study the structure of the district as a whole. The development of Olympic Avenue is very granular, there have always been many mansions and other small buildings, so the appearance there of such a long and monotonous volume, in Tchoban's opinion, is not justified. It would be more correct to split the building into several parts, combining them with passages. Now it turns out that the complex is completely out of context.

However, the results of the past public hearings were taken into account at the GZK, and then for consideration by the mayor of Moscow: therefore, certain dimensions of the building and a composition with a low front part and a slightly increased volume extending into the depths of the site were approved. However, the project presented at the Arch Council does not correspond to either the approved dimensions or the approved compositional solution, and for this reason the authors were recommended to either change the dimensions of the building or revise the received GPZU.
