The winner of the competition for the architectural and compositional solution of the residential complex, which the PIK group of companies plans to build on Rublevskoye shosse (owners 101 and 105), was the project of the bureau Sergei Skuratov ARCHITECTS, which we already reported at the end of December. Now we publish projects of six participants of the second round with author's descriptions.
Finalists
1st place. "Sergey Skuratov ARCHITECTS"
“The projected complex with an area of 2.6 hectares is located at the intersection of Rublevskoye Highway with Yartsevskaya Street. The northwestern border of the site coincides with the red lines of Yartsevskaya Street, the northeastern one with the line of the existing development along the rublevskoe highway backup. The southwestern, western and southeastern boundaries of the site run along the land allotment lines along the local driveways of the intra-quarter territory.
The composition of the complex is formed of four tower-type buildings of different heights, set along the boundaries of the site, connected into a single ensemble with the help of a perimeter two-level stylobate, on the roof of which an amphitheater is located an inner courtyard - a park with children's and sports grounds and walking areas.
The number of towers, their heights, plan dimensions, location on the site are dictated by a combination of factors of aesthetic and technical properties. Residential buildings are set up in such a way that all apartments in the complex on all floors have standard insolation, illumination and spectacular views towards dynamic urban perspectives. The vertical dominant is caused by the need to emphasize the urban planning significance of this "crossroads" in this sector of the city and to solve the problems of high-rise integration into the existing multi-scale urban landscape.
Each tower actually has four façade vistas open to great distances. From the public terraces on the roof of each tower, in addition, unique city landscapes open in all directions."
2nd place. TPO "Reserve"
“In accordance with the terms of reference, the volumetric-spatial solution of the residential complex consists of two 40-storey two-section plates of residential buildings, each of which has its own address: Rublevskoe shosse, vl. 101 and Rublevskoe shosse, vl. 105.
Residential buildings are located perpendicular to the highway and are united by a 3-storey underground and one-storey aboveground parking. The entrance to the parking lot is carried out from an intra-block passage in the northeastern part of the complex.
The laconic composition of the projected complex acquires dynamics and expressive "transparency" thanks to 19-storey portals-breakthroughs, which are designed in a mirror-like manner in residential buildings, in the upper part of one of the buildings and in the lower part of the other. On the side of the Rublevskoye Highway, between the ends of the buildings, an extended one-story volume with rented retail premises is designed, which supports the street front and, at the same time, closes the courtyard space, separating it from pedestrian flows along the Rublevskoye Highway."
3rd place. Bureau "Atrium"
“Placement of three high-rise towers (40, 32 and 22 floors) along Rublevskoye highway with a decrease in the number of storeys from the intersection, which supports the existing development line and forms, together with the residential complex. Rublyov lights mentioned in the terms of reference "propylaea". The towers also further separate the residential courtyard from the negative impact of Rublevskoye Highway and provide excellent views of the city for apartment owners.
The development of the inner part of the quarter forms a system of courtyard flowing spaces with a high-quality improvement arrangement. The number of storeys (from 9 to 4 floors) is lowered to the south for better illumination of apartments and courtyards.
The variety of buildings is focused on different categories of the population: apartments in towers with beautiful views of Moscow; comfortable apartments in the low-rise part of the residential complex, designed for the category of families who prefer a measured pace of life, as well as corridor-type apartments at the base of the towers, suitable for rental housing or young people.
The turn of the towers and the composition of different heights form a changing image of the residential complex as it moves along the Rublevskoye highway. The theme of variability is also supported by the "living" façade, the idea of which is the optical and dynamic effect that occurs when you move around and around the complex. This effect is achieved due to volumetric panels located at different angles to the viewer."

4th-5th place. "A-B studio"
“The composition of the projected residential complex is formed of three volumes located along the perimeter of the site from three sides and united by a common underground parking lot, a one-story stylobate and a courtyard space.
The high-rise dominant is a three-section 40-storey residential building No. 2 from the north-western side of the site, opposite the existing high-rise building located on Yartsevskaya Street. On the opposite, southeastern side of the site, there is building No. 1, which consists of two volumes: a horizontally oriented nine-storey 5-section block and a corridor-type residential block with a height of up to 75 meters overhanging the stylobate."
4th-5th place. "Sergey Kiselev & Partners"
“The residential complex consists of two separate buildings connected by a two-storey underground parking lot. On the ground floor there are non-residential premises for the placement of infrastructure facilities and the entrance groups of the residential part of the complex.
The multi-storey blocks of the complex are designed in a single strict and laconic style. All parts have their own color. The main volume overlooking Rublevskoe highway is light gray, almost white, its part overlooking Yartsevskaya street is rich terracotta, the courtyard building is gray. The facades are designed in the form of a structural lattice protruding relative to the common plane. The horizontal floor elements of the lattice become thinner from the lower floors to the upper ones and, on the contrary, the colored horizontal stripes, gradually appearing, widen to the upper floors. This substitution and absorption of one color by another creates a shimmering effect and gives the facade a dynamic. The vertical elements of the lattice are drawn along the borders of the apartments. On the internal facades, they are pronounced, and from the side of Rublevskoye Highway they look like dark inserts, which further emphasizes the horizontal rhythm. Different weather conditions and the movement of the sun create constantly changing modes of perception of the volumetric composition."
6th place. State Unitary Enterprise MNIIP "Mosproekt-4"
“Two extended multi-storey sectional buildings form a closed perimeter quarter with entrances and entrances diagonally. The contrasting color scheme and active form distinguish the quarter from the heterogeneous urban fabric, fixing the angle of intersection of the highways. Energetic diagonals complement the sharp vertical line of a multi-storey building on the opposite corner of Yartsevskaya Street. A significant part of the perimeter of the quarter is formed by sections of comfortable "middle" number of storeys.
Increasing the number of storeys from the south-east to the north-west allows achieving good illumination and insolation of apartments, as well as acoustic comfort, effective isolation from noisy highways.
The street "public" facade, opening onto the city, is filled with large glazed openings. The courtyard facade is a chamber, with smaller windows, painted in a warm color, and forms an inner, safe, "private" world. By simple means, a unique, memorable image of the "Red PIK on Rublyovka" is created.
