Large-panel multipurpose residential buildings developed by the GVSU-Center plant were presented to the council for the second time. This project was first considered in December last year. Then, due to numerous comments, it was not agreed. Six months later, the plant again presented the concept revised in accordance with the recommendations of the council. In it, the authors have worked out a variety of options for the layout of the block sections. In total, there are seven types of sections, including two corner sections, which allow the bodies to be docked at an angle of 45 degrees. In contrast to the original version, it is now possible to displace sections, which is important for areas of complex configuration and relief.

The finishing of the buildings was also more thoroughly worked out, which turned out to be more expressive. The project provides for the construction of houses of variable number of storeys - from six to nine floors, and in a higher version - up to seventeen. The different heights of the buildings, despite the flat and unexploited roofs, form a more interesting silhouette of the building. Some of the building's plastic is obtained from balconies and glass loggias. The proposed design allows them to be placed anywhere, so each apartment will have at least one balcony. It can also be French balconies, inside of which air conditioners will hide. However, keeping in mind that the council members did not like this idea, the authors suggested as an alternative option special baskets and grilles for air conditioners, served as an integral part of the wall.

The authors proposed to solve the facades lined with a large geometric pattern both in bright and saturated, and in calmer, neutral colors - depending on the environment and the nature of the place. The walls will be decorated with clinker tiles, offering a palette of up to fifty shades, and painted architectural concrete.

As for the apartmentography, this time the authors managed to achieve the desired variety. The variability of layouts is achieved thanks to the increased spacing of the bearing walls up to 6.6 meters. The first, public floors will be monolithic, which will provide a free layout and more flexible use of space. It was also possible to get rid of the ramps at the entrance to the residential ground floors: they were replaced by lifts. The entrance is organized at the zero level, thanks to which the windows of the apartments on the first floor are located high enough, which makes life more comfortable there.

Anticipating the discussion, Evgenia Murinets reported that, despite major adjustments, the project still does not meet three of the eighteen requirements of the recently adopted resolution of the Moscow government, which regulate mass development. First, there are still questions about the placement of air conditioners on the facades of the building. Secondly, the device of the entrance to the residential area at the "zero" level raises doubts. And, thirdly, only one design option has been developed for transitional balconies, which limits the variability of the building in general.

Sergey Kuznetsov considered that all the indicated shortcomings can be eliminated in the working order, and therefore it is quite possible to support the project. The only thing he asked to pay attention to was the empty spaces above the loggias, which could be arbitrarily built up by future residents. Also, the chief architect was slightly embarrassed by the ruling of the walls over the disguised seams, emphasizing the "panel origin" of the houses - an image from which, according to the authors' own statement, the project is trying to get away.

Alexander Kudryavtsev did not like flat roofs. Such large building masses, in his opinion, require a more attentive attitude to the silhouette. Mansards, attics and other components could significantly improve such a development, but only monotony is visible here. You can also develop the plane of the walls. The first floors also displeased the council member - they just stand along the red line, not reacting in any way to their functional content. Kudryavtsev did not see a radical departure of the new series from all its panel predecessors and is sure that such a development should somehow be limited.

Sergey Kuznetsov agreed with his colleague, stressing that all the work on the modernization of the DSK is precisely aimed at finding new, “non-monotonous” solutions that will be very dosed within the city boundaries. The members of the council did not make any further significant comments. Vladimir Plotkin doubted the literacy of the garbage disposal system, Andrei Gnezdilov made comments on the insolation of individual apartments, Valery Leonov asked to work more carefully with the stairs, which do not yet meet fire safety standards, and Sergei Kuznetsov suggested thinking about the installation of wheelchairs on the first floors of houses. In general, it was decided to support the project.

In the new series, SU-155, according to the speaker, set itself the task of moving away from the traditional approach to panel construction. Owning three factories at once, the company has the ability to produce panels and modules of any size. This greatly expands the planning possibilities. In addition, a rich palette of architectural and aesthetic solutions is offered. For example, basic elements can be made at a factory from graphic concrete with any pattern, photograph or relief applied to it. Sanded concrete can be used to finish the plinth. Variants with the use of clinker tiles and fiber-reinforced concrete are possible. It is interesting that the technology of graphic concrete is not yet used in Russia, but it looks very impressive, lasts a long time, and is inexpensive.

The authors see their series as a combination of architectural, engineering and design qualities. There is a single base, a platform, on the basis of which you can create a variety of houses, and each building can be unique. Based on this idea, the designers have created several typologies of basic sections, including corner ones, which allow you to form a right angle. The section layouts can be any - for example, a block in which the possibility of entering the courtyard of cars is completely excluded.

A number of planning solutions have been proposed inside the sections. There is no separate elevator hall in the project; it is connected to the vestibule and is equipped with sprinklers. The apartments have an alarm system. All these measures are aimed at getting rid of an additional emergency exit in the form of balconies, therefore, in this version, they may not be in the house at all. Additional space is freed up due to the absence of a garbage chute and the decision to move most of the vertical communications outside the apartment.

For this type of houses, about ten different apartments have been developed. Basically, these are small residential units, including studios that are popular today. The roofs of the buildings are in use, which will allow in the future to create two-level apartments on the upper floors with access to the roof. The first floor includes both residential and public spaces. The lobbies in the living area are open-ended and double-height.

As for specific architectural solutions, the designers did not present them to the council, arguing that any options are possible given the potential. The few visualizations that were shown during the presentation caused bewilderment among the board members - they did not meet the stated capabilities too little. After evaluating the mass of planning moves, the audience did not understand why there were no examples of solving the composition and facades.“The project is undoubtedly interesting for its innovation and experimentation, we see its potential,” noted Sergei Kuznetsov, “but what can an architect collect from your sections? Authors, as a rule, bring to the council what can be built tomorrow. You cannot build your project as presented. Mikhail Posokhin did not like the absence of at least some kind of diversity. A good technological basis is not disclosed in any way from the point of view of architecture - he is sure. In the project, the artistic presentation is very lame, so it is not clear what effect you can get in the end.

Alexander Kudryavtsev, on the contrary, appreciated the minimalism of the image, its "exaggerated panel structure" without any plasticity, without balconies and loggias. The variant with the use of carpet ceramics reminded Kudryavtsev of "something Spanish", and he really liked the "panel skyscraper" - the tower's typology. At the same time, Alexander Kudryavtsev emphasized that the implementation of such a skyscraper is possible only once - it cannot be used as a typical building.

Vladimir Plotkin noted that this project can only be considered taking into account the compliance of the proposed experimental solutions with the regulatory framework. If everything is in order with this, then he is ready to willingly support the project, omitting the facades, on which "still work and work." The project seemed raw and "tasteless" to Alexei Vorontsov. According to him, a completely healthy idea has not yet found a decent design.

Andrei Gnezdilov did not like the layout of the apartments at all. He called them outdated, explaining that today it is impossible to design three rooms of the same area, and place the bathroom so far from the bedroom. The step of the kitchen does not differ from the step of the living room, and there is no possibility for redevelopment. The authors objected that only transverse walls are load-bearing, horizontal partitions can be removed or moved. This will not be a way out of the situation, Sergei Kuznetsov is sure, who has added another very significant one to the list of previously identified shortcomings. As a result, the authors were asked to work properly with the architecture of the series, and then come to the council again.
