The volumetric-spatial solution of the residential complex, proposed by the team of Alexander Asadov, is based on the desire to provide the best views from the windows, making the most of the landscape potential of the site. The complex consists of three high-rise 34-storey towers, which occupy the southern side of the site, and two extended buildings of lower height, fixing the border of the site from the north and west, respectively. The towers at their tops drop stepwise into the courtyard to 29 stories, while the long sectional building loses height as it approaches the water. At the embankment, it does not exceed ten floors. This construction is not accidental: it is possible to preserve all the views of the river and the Church of the Intercession in Fili.
The rounded contour of the building, which the authors themselves compare with a horseshoe, protects the semi-enclosed green courtyard from aggressive surroundings on three sides. Especially reliable "protection" looks from the side of the Third Transport Ring, it is here that the extended house-wall is facing. It separates the quiet space inside the complex from the noisy and dusty highway with a continuous bastion. The towers look a little less introverted; they are placed at an impressive distance from each other, turned towards the outside world and the open metro line with narrow ends.
The eastern border, facing the river, has been left practically free. A low, sprawled volume of the school is brought here, growing out of the common stylobate. The latter serves as a platform for all buildings of the complex, raising them above the ground and, as far as possible, moving them away from neighboring routes. Inside the stylobate part there are three parking floors, where cars enter from an external passage without affecting the courtyard. From the street, the stylobate along the perimeter is occupied by shops and cafes with summer terraces. And its exploited roof has been turned into a private courtyard for residents, raised 7 m above ground level. The rise of the courtyard was made quite smooth due to a serious drop in the relief, going down towards the river.
The facades of the buildings follow the general compositional logic: the external ones are mostly closed, covered with light panels interspersed with warm terracotta and orange inserts. The facades facing the courtyard and the river are almost entirely glass, they consist of many superimposed plates of shallow bay windows, uniting from three to five floors, and are a bit like the skin of an armadillo. Meanwhile, bay windows are decorated only with thin colored frames, otherwise the glass walls of the apartments are open to meet the river and city landscape. Bay windows look especially impressive at the ends of the towers, where they frame corner panoramic glazing.
Turning away from the city, the residential complex rushes to the river, where the well-maintained embankment should become the main dominant. If the courtyard turned out to be partially isolated due to its location on the roof of the stylobate, then the embankment zone is as open as possible and, by design, is accessible to pedestrians. The main public spaces of the complex adjoin it, which are in the lowland near the water. In addition to school playgrounds and sports grounds, the territory of the built-in kindergarten is located here. Showcases of shops and terraces of summer cafes arranged in the stylobate are oriented towards the river. The embankment itself, designed in two levels, has been turned into a landscaped park space with lawns and trees, walking alleys and recreation areas by the water. Another oasis is planned to be arranged at the western end of the site - a small square in a triangle at the foot of a sectional semicircular house.
The roofs of all residential buildings have also been greened. Cascades of terraces with secluded nooks for residents to relax merge into a continuous vegetation blanket. Safety is ensured by a high glass railing that does not obstruct a good view From here, from the very top, the city and the sharp turns of the river are visible at a glance.
