The project was developed for a closed competition held by the customer in 2015. The plot is small, 0.371 ha; he pencil case deepens from Malaya Trubetskoy Street to the border of the "Garden Quarters". To the north, to the left of the site, there is a house with undulating facades, built in 2013 by Sergei Tkachenko; on the right is the building designed by Alexei Vorontsov; now it houses the Uralsib office. Opposite is the park of the Trubetskoy estate, which still bears the name of the revolutionary (not a poet!) Mandelstam, but has been serving for fifteen years to improve the image of capitalist real estate - Khamovniki, as you know, is an expensive area. Accordingly, the house was designed as a club house: 2 buildings, 45 apartments, 2 tiers of underground parking for 80 cars. The building on the street line was supposed to be 6-storey, the courtyard - 10-storey.
The buildings are united by a stylobate, which occupies almost the entire area. Moreover, from the street side, at the base of the first building, there is a two-story stylobate, and the architects propose to occupy both tiers with shops, whose glass windows are lined with a pylonade of light stone ribs and are divided in the middle by a deep socket of the portal leading to the fitness center.
Above the light, in the evenings - luminous, showcases, six floors of apartments rise: a laconic dark brown volume with tiers of large, 2 meters deep - balconies brought forward. The vertical strip in the middle is a row of glazed balconies. This house has many balconies and loggias, they are given the western and eastern facades of both buildings, which makes the project somewhat even resort features, designed for the neighborhood of the park.
Vis-à-vis the north-western facade is definitely a park, its balconies and loggias are designed to admire the sunset over the pond and the park of the Trubetskoy estate.
The first building turned out to be higher than the six floors outlined in the TZ, strictly speaking, there are nine floors here and this is not counting the two tiers of the underground parking. The fifth residential (and counting the seventh stylobate) floor is deepened, equipped with a panoramic window across the entire width and circled from above with a wide canopy-cornice. Embedded into the horizontal tape is a “TV” console for the sixth floor apartment, set on the roof, indented from the edges and surrounded by open terraces. The definition of a city villa is more suitable for it. Another villa, 170 m2, also with a terrace, grows even higher, forming the seventh inhabited tier. And deeper: it is almost invisible from the street.
The second building, moved to the far edge of the site, inherits from the first one a terrace-stepped top and a color scheme, an abundance of balconies and glass. But his plastic is more complicated and more active - the neighborhood of "Garden Quarters" provokes experiments and the volume becomes similar to the pages of a half-open book. The diagonal movement is picked up and reinforced by the three upper floors - the “head” of the second building, as if turned at an angle, resembles the city villas in the upper part of the first building. But the structure is more complicated: there are six apartments inside, two of them are two-storey.
I must say that the volume of penthouses on the roofs of both buildings is a separate topic of the project. Light facades, panoramic tape windows and an abundance of terraces make them intimate with the classics of modernist country houses that have "landed" on the roof of the house. They form their own terraced landscape and environment. It would be curious to look at them from above from neighboring houses, revealing a similarity either to Cubist or Suprematist compositions. Only the orange, like a builder's vest, the volumes of the staircase and elevator blocks "sew" together the dark brown middle of the buildings and the white volumes of their top.
The apartments offered by the architects of "Mezonproekt" correspond to the status of a club house. One-bedroom apartments - 118-130 m2 - available only in the second building. Four- and five-room apartments with an area of 200-250 m prevail2.
The house's club status also demanded carefully designed public areas. The main role in their composition is played by a fitness room with a swimming pool stretched along the southern wall in the first tier of the stylobate and illuminated by a crenellated roof of shed lanterns. A similar roof illuminates the greenhouse in the central part of the stylobate, but the roof of the cafe located to the north is exploited, on which the architects planned a miniature square for the residents of the house, a modern version of the courtyard.
The volume of the cafe is separated from the residential buildings by deep passages leading to the staircase and elevator blocks, which is why from the north side, from the side of Alexei Vorontsov's house, the three-part composition of the house is especially obvious. The architects moved the northern facade as far away from the neighboring residential building as possible, drawing along it a small pedestrian street to the Garden Quarters. Here, on the ground floor, a “Roman” pedestrian gallery appears: first, from the Malaya Trubetskaya side, it walks along the shop window, leading customers to one of the entrances. Then it is interrupted by the portal of the cafe, continuing at the base of the second building.
Thus, according to the version of "Mezonproekt", the club house on Malaya Trubetskaya turns out to be a complex conglomeration of different components: shops, a financial center, a greenhouse, a square on the roof, apartments, "terraced" penthouses and a small city street. Some of them are facing the city and are open to the townspeople, which means they are able to saturate the building with the bustle and warmth of everyday life, create a lively urban micro-environment. Others are private, and others even provide a kind of distant look “from above”, living in the space of the roofs. But they all need each other, are connected with each other and at the same time - with the city. This is a new format of the club house: “thinking not only about himself”. This format is extremely difficult for elite housing; in Moscow, he only takes root.
