For example, if the approximate rent of a 1-room apartment costs 20,000, studios - 15,000, rooms - 12,000, then when two studios are rented out from one 1-room apartment, the owner receives 30,000 instead of 20,000. At the same time, the tenants are also satisfied - they get a separate full-fledged, albeit small, apartment for almost the price of a room!
A new term “profitable redevelopment” has appeared on the real estate market and even specialized agencies offering division and subsequent registration of redevelopment of an apartment in Moscow and abroad, as well as assistance in the selection of suitable living space for such an investment.
The cost of this service ranges from 200 to 2,000 rubles per square meter (depending on the configuration), for the selection of an apartment - 3-5% of its cost.
Difficulties in dividing an apartment:
Unfortunately, not all apartments can be legally divided into several separate ones. The biggest difficulties in separation arise in connection with the need to have its own bathroom and kitchen in each apartment.
Unless the apartment has two separate bathrooms, it is not possible to legally divide it at all. Exceptions are apartments located on the 1st floor of buildings or on the 2nd or 3rd floors, but under them there are non-residential premises (shops, offices, warehouses, and so on). This is due to the legal requirement for the location of "wet zones" - they should not be located above the living rooms of neighbors below.
As for the second kitchen, the simplest solution is usually to allocate space for it in a non-residential area - part of the corridor or in the pantry (if there is one).
In the event that the division of the apartment is carried out not for rent, but for further resale, there is another difficulty - the need to implement 2 separate entrances from the entrance. This already affects common house ownership, and therefore, in order to obtain permission for this type of work, it is required to obtain the consent of at least 73% of the residents of the house.
