The site adjacent to the Leningradskoe highway is located in close proximity to the coastline of the Moscow Canal. As part of the reorganization of the territory of OOO TPF Portkhladokombinat, back in October 2016, a GPZU was obtained for the construction of a multifunctional residential complex with social infrastructure facilities with a total area of 150,000 sq. meters. At the same time, the composition of the complex was determined, which, according to the resolution, were to include a sports and recreation center, a kindergarten for 100 places, a training center for 200 places, public facilities; its height was limited to 74 meters. A year earlier, at the Moscow real estate exhibition Proestate, Storm properties presented a project for the L69 residential complex, developed by Sergey Skuratov Architects for the same site.
Presentation
The meeting of the Archcouncil began with a speech by the representative of the customer, Wainbridge, who spoke about the architectural bureau and construction plans. The Metex Design group, headquartered in Istanbul, has been selected as the designer based on consideration of various concepts, has been designing the facility for the last one and a half years. Non-residential buildings of the plant with an area of 21,753 sq. meters have been demolished, and the site is ready for construction, the start of which is scheduled for this summer.
Then the floor was given to Sinan Kafadar, one of the partners of the Metex Design group. In his presentation, he paid great attention to the analysis of the territory, especially to the improvement of the embankment: today, only 27% of the coastline is accessible to the townspeople, and the beaches occupy 4% of the coastal territory. The adjacent Levoberezhny district is built up mainly with residential buildings of the Brezhnev and Khrushchev eras, and there is no clearly expressed context here. According to the architect, the project took into account not only the world, but also the Moscow practice of building near water bodies, on the basis of which the concept of towers compactly located on the site was created.
According to the project, three office buildings are located on the site from the Leningradskoe highway. Two plates of residential buildings are located inland, both from the coastline (their height is 45 meters) and from the highway, and from the side of the city they form a kind of portal of the complex. Two residential towers face the water surface of the canal. All buildings are united by a common stylobate with a parking lot, where two entrances from the city side are designed.
The city-wide embankment has been landscaped, and cafes and shops have been organized in the part of the stylobate that overlooks it. A feature of the facade solutions was the abundance of loggias with glass railing.
Discussion of the project
Starting the discussion of the project, the chief architect of Moscow, Sergei Kuznetsov, emphasized the importance of the place for the city as a whole and noted that the Leningradskoe highway has a number of interesting objects - already built and under construction. Alexey Vorontsov, who spoke first, made several comments on the project at once. “This is a historic entrance to Moscow, so I would like some kind of accent solution to the volumetric-spatial composition. It is exactly the same height as the environment. " He also expressed a desire: to equip overground or underground passages on the opposite side of the Leningradskoye Highway so that residents can use the city embankment. He also criticized the façade solutions: "Our winter ends in mid-April, and the balconies are either empty or glazed."
Yulia Burdova, noting the value of the project for the development of the embankments, also drew attention to the views of the complex from the side of the Leningradsky Bridge, from where “office buildings look like a single monolith”. The theme was developed by Andrey Gnezdilov: "The facades make a somewhat confused impression: two groups of buildings - office and residential - are indistinguishable neither in the nature of the facades, nor in volumes, and the complex is the" main "one, meeting visitors from Sheremetyevo." The significance of the site for Moscow was, to one degree or another, emphasized by all members of the Archcouncil. Alexander Kudryavtsev called him a “sleeping beauty”: “Everyone understands the architectural significance of the place. Here you are waiting for a revelation, but this is not in this project. But for some it is not only the entrance to Moscow, but also to Russia. " There were also questions about the supply of the embankment, around which the entire project is being built: “The solution to the embankment is trivial, and its connection to neighboring sections is not clear. The green triangle near the bridge must be developed so that it becomes a worthy final chord in the chain of embankments to the Leningradsky Bridge. " Nikolay Shumakov, the last speaker, pointed out possible transport problems: “The connection with the Leningradskoye Highway by one thread raises doubts. Everyday experience shows that Leningrad woman can just get up. " As a result, based on the results of the discussion, the project was sent for revision.
