The draft concept of the "Refrigerator Technopark" on the territory of Moskhladokombinat No. 3 on Dubininskaya Street by Pavel Andreev's workshop is interesting for its approach to adapting the unguarded heritage of pre-war architecture.

It is planned to build a large class A office complex with a total area of about 75,000 m2 on the territory of the cold storage facility.2 - on the site of an industrial refrigerator intended for demolition, apparently built in the first half of the 1920s, as well as a factory building very similar to it and located 400 meters to the east at Zhukov proezd, 8, dated 1924 year. Their architecture is interesting in that it continues, albeit in a somewhat simplified form, the traditions of brick industrial romanticism of the 1910s - in a later period, closer to the end of the NEP, demonstrating the ambiguity of the 1920s, which we are used to associating with constructivism. In addition, both buildings are very beautiful with their wild brutality, especially the second one, overgrown with yellow moss, as it is assumed, because of the chemical production that was once located in it. In a word, the story is rather complicated, and they are not guarded - as well as, which is quite surprising, the constructivist club named after A. I. Mikoyan. And they do not appear in the "Red Book" of Arkhnadzor, there is very little information about them both in books and on the Internet. Let's face it, the buildings of the Refrigeration Plant No. 3 are likely to disappear before anyone has time or wants to study their history.

But now we are talking about the actual "Refrigerator", a brick building at Dubininskaya, 41с1. According to the TK of the class A office center - Technopark, it must be demolished. Meanwhile, Pavel Andreev, seeing a building similar to a northern brick Gothic church in terms of modern concepts of heritage, decided to offer to preserve it, or at least the memory of it, offering the customer two options: one with the preservation of the "box", the other with the preservation of 2 walls (at worst - by the "regeneration" of the red volume, although such an idea is false, but something like "coup de grâce", - says the architect). In this case, a part or memory of the "Refrigerator" becomes included in the composition of large-scale office buildings of modern architecture.

In case of preservation, it was proposed to break through the walls of the brick refrigerator hangar with windows to provide the offices with light, buttresses adjacent to the walls provide a frame that visually "holds" the building and definitely indicates its belonging to a brick building; the entire poor, but in its own way expressive decor is preserved. Now the building is divided into 7 floors, 4 meters high in each; in the project, it was proposed to replace the floors with new ones, but keep the original elevations. The first and minus the first floors are given to public functions, two-level underground parking in some versions appears under the "Refrigerator", in others it bypasses its foundations, without losing in the required areas.

The silhouette of the pitched roof of the "Refrigerator" is preserved, from it a wide glass lintel "grows" upwards, but receding from the edge, which supports the horizontal "beam" that covers the brick hangar - in some versions it is cut off by a console on the west side, in others it rests on a vertical building from the side of Dubininskaya street. One way or another, although the modern building "embraces" its predecessor, it does not absorb it, but frames it, demonstrating brick facades both from the side of Zhukov Proezd and from Dubininskaya Street, from where the end of the building is visible and the main entrance is planned between the two buildings of that the same period, also worthy of conservation, clearing and reconstruction.

Another new increased volume is located to the west of the brick building with a maximum elevation of 75 meters. Apartments were supposed to be located on its upper floors, from 14 to 17. Another console departs from the tower in the direction of Zhukov passage in one of the variants, at the level of the second floor - the modern part of the complex as a whole is quite energetic and even a little shocking, as if compensating for the idea of preserving a stateless historical building - and with a contrasting black and white "barcode" striping, and emphasized by rectangular contours, and an abundance of consoles, crosshairs of flying rectangles in the manner of Leonidov. In a word, this is a contrasting combination of modern and historical architecture - the concept turned out to be European, Dutch (see, for example,

here) in its own approach.

The concept was developed by the Architectural Workshop "Gran" in July of this year on the instructions of "GALS Development" as a search for a possible option for the development of the site and, as it became known some time ago, will not be implemented.
