According to this plan, the sports complex will be surrounded by residential buildings, a hotel, shops and restaurants, which completely repeats the main idea of the Atlantic Yards project, which Gehry is going to build in Brooklyn. But unlike New York's Nets basketball stadium project, which has been under development since 2003 and has caused a wave of local protests due to its sheer size, the Utas version has already been approved by the city and will begin construction next year. The stadium of the local NBA Flash team and other buildings of the ensemble will be interspersed with green recreational areas and artificial lakes, which will cover 70% of the total area of the complex, which is almost 35 hectares. The arena is designed for 10,000 spectators, and the hotel tower, which will be erected next to it, will reach a height of 137 meters and will be the tallest building in the state.
The glass and metal-clad volumes of the preliminary designs display a more restrained formal language than Gehry's work is. Whether the reason for this lies in the search for new means of expression or in the desire to avoid the difficulties of agreeing on the Brooklyn project, one can only guess.
