The building was built in Hamburg's Rotherbaum district near the Dammtor train station. Its closest neighbors are the 5-star Grand Elysée hotel and a residential building from the early 20th century. As the authors of the project admit, it is this urban planning context, which sets such a high standard for quality, that had a decisive influence on the architectural solution of the new office center.
Natural stone was chosen without hesitation as the facing material for gmp, and the height of the new volume was completely subordinated to the marks of the neighbors. The architects had the right to make the complex 7-storey, but they preferred a solution of different heights and lower their building by one floor as they get closer to the hotel and residential building. And in order to smooth this transition, the architects give the facades of the new volume the most smooth, wavy outlines.
The interfloor strips curling along the façade are not always made of stone: the distinctly articulated “belts” from time to time are replaced by completely transparent inserts, which even more visually conceals the true height of the complex.
The entrance to the building is marked by an elegant two-story arcade, whose scale is echoed by the equally tall stained-glass windows of the panoramic glazing. In addition to the lobby, there is a staff canteen and a spacious restaurant on the ground floor. The upper floors are occupied by offices, among which premises with the most efficient free planning prevail, and there are also small separate offices, lounges and meeting rooms.
Designed and built using the most modern energy efficient technologies, the Tesdorpfstrasse 8 office building will soon receive the German DGNB Gold Certificate.
