The tower, 78 meters high, is located in the Eilandje area: around the embankment of the Scheldt River, a beautiful park, the old town. Not far away is a very noticeable MAS building, but a completely white rectangular volume can easily compete with it for the title of a visual landmark, if not all of Antwerp, then the area of old docks, at least. Moreover, one of the main transport arteries passes nearby, so that the new building was also thought of as a kind of "city gate".
Despite such a promising location, the project is not "prestigious", with some stretch it can even be called social. The total area of the building is 33,000 m2. Its underground part is occupied by a parking lot for cars and bicycles, the lower floor is given over to small shops, and the upper floor contains 360 residential blocks of various types and sizes. All of them are relatively small, designed for the most numerous and, at the same time, vulnerable, social groups: students, single people, young married couples, newcomers, pensioners. For the latter, care is even organized separately. The architects especially note that the layout of the building is quite flexible and will allow it to easily respond to the changing demands of modern urban life.
Each of the residential units has its own terrace with stunning views of Antwerp. The total area of the terraces is 4,250 m2 and they completely form the facades of the building. To somehow protect open spaces from strong cold winds and precipitation, the architects have provided translucent glass panels. It seems that rectangular screens are just randomly scattered over the surface of the facade: in fact, experts from the Technical University of Eindhoven calculated their optimal shape and location - the protection is really effective. An absolutely utilitarian solution also became the main artistic device that determined the image of the building. It allowed architects to create multi-layered, three-dimensional facades and bring into the project a certain element of an elegant, albeit extremely rational game.
