There are seven hats out of a little sheepskin
In 12 hectares, it was required to pack the maximum number of apartments and parking spaces, or, as the founder and chief architect of PANACOM Arseniy Leonovich says, to sew seven hats from a small sheepskin. And the architects managed to do this by proposing a variety of facades and apartment layouts, designing infrastructure facilities, a bridge over the river and a community center, humane landscaping with art objects and a sports promenade. In general, the project turned out to be elegant, in style - elegant retro-modernism of the pre-Rielkino era. There is no system of neighborhoods and streets, and the houses stand on the basis of a resort principle among the forest and meadows and set you up for relaxation.
Evening kefir
Whistle is a remarkable place. Here, the overgrown ruins of a Stalinist sanatorium have been preserved, as from the movie "Volga-Volga" - and you see how people in white suits, trousers-steamers sit on the verandas and drink their evening kefir.
They tried to preserve the trees in the project, although without much hope that all of them could be saved in the process of implementation. Not far from "Rafinada" is the village of Trakhoneevo. Once it belonged to the son of the Greek Trakhaniot, who came to Russia in 1472 with the bride of Ivan III Sophia Palaeologus.
Signature fish - homage to Joe Ponty tower
Six houses in the shape of fish are lined up along the river, a little further - five twin towers and four blocks of three towers. All this is low, on a humane scale, 7-8 floors. Apartments with terraces, and in the fish houses - penthouses with green roofs. We managed to plan these attributes of luxury at a reasonable price - the estimated cost per square meter is about 65,000 rubles. However, the project has not yet been implemented, the customer is "holding a pause." Detached houses-fish - PANACOM trademark, moving from project to project. The shape is inspired in part by the beveled corners of the Gio Ponti glass tower near the Centrale train station in Milan. But in fact, everything is deeper. This is the favorite optimal layout of PANACOM architects: the central staircase and the apartments around. The layout was invented several years ago and implemented in different versions with a different number of apartments. “The layout with one staircase and a short corridor is extremely profitable for investment,” says Arseniy Leonovich.
Sugar lumps on a green field
The customer thought for a long time how to name the project. “At first we tried to cling to the shape of the site, to find natural associations,” says Arseniy Leonovich. - We recommended that you pay attention to the architecture of the houses: our white cubic houses look like lumps of sugar. This is how the name "Refined" appeared. The name successfully captures the image: white cubes on green meadows. When you see the strict design of facades with a predominance of horizontals, avant-garde glass corners, a slightly recessed lower tier, thanks to which the houses seem to hang in the air, one recalls early romantic modernism.
Landscaping with art
Groups of houses are organized around their own recreational areas: five semi-detached houses around one, three semi-detached houses around another, and each house has its own territory. The parking lots were moved to the edges of the village to free the courtyards from cars. The landscaping is based on rounded lines, which emphasize the effect of the resort: among the trees and grasses, there are pedestrian paths with wooden decking and bike paths. A pedestrian bridge, thrown across the river according to the project, leads to a school with a sports ground. The individuality of the spaces is emphasized by art objects in each recreational area. The river embankment is equipped with fashionable glass railings, along with a sports promenade.
French windows and grass roofs
The authors did their best to diversify and humanize the environment, facades and layouts. Cladding options were invented: from plaster on insulation to domestic bricks and panels imitating wood. Fish houses are more expensive and oriented towards the river. One-room apartments have loggias, and two- and three-room apartments have terraces with views, both of which have glass railings. Terraces are a luxury in Russian conditions, their appearance in comfort-class housing is an excellent trend that I want to continue.
The result is an intelligent housing project in the spirit of Northern Europe with normal human spaces, comfortable density, low price, achieved through great intellectual and creative efforts.
