JSB "Krupny Plan" is designing the fourth object in Pushkino, which speaks both in favor of sufficient urban activity of the city district and positive changes in terms of the quality of the living environment. It is difficult to say that Pushkino had any definite urban planning face - the city was historically formed on the basis of factory settlements and summer cottages, and now it looks loose, although not devoid of comfort due to the preserved intimacy and an abundance of green areas. These include the site under the unofficial name "Spartak Base", which will be discussed. Here, by order of the PROFI-INVEST group, the residential complex "In the heart of Pushkino" is being designed: 25 thousand m2 living space at 40 thousand m2 common. According to the architects of Krupny Plan, the cooperation is developing successfully, accompanied by the same mutual understanding, which is so important for the integration of the imaginative component into the marketing structure of the residential complex.

So, the site has the shape of a trapezoid and is located within the boundaries of Pisarevskaya, Oranzhereinaya, 50th anniversary of Komsomol streets. Its indisputable advantage is its central location in the city - there is a railway station nearby, and there are many infrastructure facilities in the district.

The second advantage is that the territory is almost entirely occupied by a forested area with good mature trees, albeit quite neglected. The base itself is not visible on the map, but in the western part there are two barracks, designated for demolition and resettlement. In their place in the "Close-up" project, the first residential tower appears, and as the second stage, on the contrary, on a patch of wood, two more. They are connected by a narrow strip of courtyard territory, so that the entire building plot takes the shape of "pants". In size - this is less than a third of the entire territory belonging to the developer, b about Most of which will remain with an untouched forest park. It is planned to improve it and turn it into a city park. And the only capital building on its territory will be the building of the kindergarten - opposite the residential complex.

The landing of the towers and the volumetric-spatial composition were mainly determined by the initial constraints, including the sequence of construction associated with the resettlement of the barracks. First, two towers are built in the eastern part, after the demolition of the barracks, the western one is being completed, with an adjoining one-story supermarket volume. The kindergarten and the park part are planned for the next stages. The forested area is close to the site, so there were few special options with the location of the towers - the spots of buildings are almost closely inscribed in the boundaries of the site. The towers are symmetrical on all sides and the facades are oriented parallel to Pisarevskaya and Oranzhereinaya streets.

The relief on the site is calm, flat, and the 18-storey towers are clearly dominant. It is difficult, if not impossible, to work with the form in the segment of commercial housing, but "Close-up" has found a way to still achieve accent perception of volumes. So, simple rectangular buildings in the upper part received an unusual geometry of concave facades from all four sides, as if someone squeezed the tops of the prisms, giving them diamond-shaped outlines of kites. But this, of course, is a visual illusion: the faces of the towers remain strictly parallel, and the desired effect is achieved by the fact that each of the last three floors is deepened half a meter relative to the previous one.

In this part of the buildings there are enlarged views of the apartments, according to an individual project. And the rest are a set of "typical" one-, two- and three-room apartments ranging from 40 to 125 m2… Each one has a loggia, and a second bathroom and walk-in closets in kopeck and three-room apartments.

The project considers several options for facade solutions - what they have in common is, perhaps, restraint in color, the use of shades to fragment the mass of buildings, as well as a tendency to imitate natural materials - brick and wood in metal cassettes. All these techniques help to avoid "hard" planting of volumes in a good forest-park landscape, creating the maximum possible integration with the forest with the given parameters. If we look at buildings from distant points, then the soft concave contours of the ends work for this purpose. If you come closer, you can see that the lower commercial floors are maximally exposed to the street with stained glass windows. And this, in turn, creates an interesting atectonic effect: the lower part of the towers, weighted with dark gray bricks, on which the light upper rests rests, at the same time has a visual undercutting of the first floors lightened by glass. The lack of a massive base looks like an attempt to "land" the towers on the site in the most delicate way.

In addition, wide glazing always works well for commercial premises - along the perimeter of the towers, in the "stylobate", in addition to a supermarket, small shops, premises for a cafe, a pharmacy, and a beauty salon are designed. Between the towers, a landscaped courtyard area is formed, flowing into a forest-park zone. As already noted, the only capital building in it will be a kindergarten building in the eastern part, with an entrance from Pisarevskaya Street. The architects of the "Close-up" have developed planning solutions for the preschool educational institution. The main part of the site is supposed to be left as a city park, adding to it the functional content proposed in the concept of the authors.

The main areas are located along the central axis of the site - in the northern part, between the residential buildings - sports and children's, in the southern - an amphitheater with a stage. All these elements are compositionally united by the theme of different-scale circles. In addition, the park will have bike paths, barbecue areas, connected by a circular route. Thus, the green area with a beautiful pine grove ceases to be just a transit between Pisarevskaya and Oranzhereinaya streets and acquires an independent recreational role, fully transforming into a city square.

In such a solution, commercial housing, which is often ruthless to modern standards of quality environment, becomes a completely organic part of the new urban stratum. In the project, it is neatly superimposed on the existing one, retaining all its advantages and making up for the functions that were missing in the Soviet and post-Soviet times. Along with housing, new infrastructure facilities, additional spatial links, recreational areas appear here, which speak in favor of an integrated approach to design. This is, in fact, the only way to truly implement the standards of the modern living environment, and not just talk about them for marketing purposes.
