Mashkinskoye highway, on which the village is being built, is one of the quietest highways in the north of the Moscow region. It connects Leningradka and Novogorsk, allowing them to get to the training bases of Russian athletes bypassing Khimki and Kurkino. Immediately after a branch from Leningradka, it follows along the vast Khimki cemetery, but as you get closer to the river, the surroundings become more and more picturesque. In order to avoid flooding of the highway during the periods of spring flooding of the river, it is raised to a high embankment, and from it a truly fantastic view of the wooded floodplain opens up.
First, between the river and the highway, an allotment of land with an area of 4 hectares was purchased, for which Architecturium began designing townhouses, and later another 6 hectares were added to it. By the way, according to Vladimir Bindeman, one of the most experienced townhouse designers in Russia, 10 hectares is the optimal area for a village with a developed infrastructure for 80-100 block houses.
The architects had three main tasks: to take into account the proximity of the highway (albeit not the noisy Mashkinskoye highway, but still the highway, moreover, "dominating" over the village due to the high embankment) and to save future residents from the troubles of such a neighborhood, to foresee the possibility of spring river floods and to protect the village from possible floods, as well as to develop a vivid and memorable image of the sports center - the business card of the Olympic Village. In addition, a large number of lindens grow on the site, and the designers tried to preserve the trees as much as possible, realizing that they, no less than the architectural solution of houses, are a guarantee of the visual comfort of the future habitat.
The sections are separated by a road - an exit from the Mashkinskoye highway to the river. This roadway becomes part of the village, is preserved, improved and serves as a border between the phases of the project. The site with an area of 4 hectares is located directly in the lowland by the river, and it was on this that the architects wanted to reveal as many houses under construction here as possible. As a result, almost all townhouses face the road, and the row of houses closest to the highway is protected from the highway by green spaces, including preserved linden trees. A 4-storey apartment building erected near the highway will also play the role of a noise buffer. The house is raised on special columns, which will make it possible to use the space under it for organizing open parking lots.
The architects used the need to protect the residential complex from a possible flood of the river in the name of improving the public area of the village. The bank of the Skhodnya was fortified, and the embankment was turned into a vast park and recreation area with walking and cycling paths, recreation areas and benches. It is planned to throw a pedestrian bridge across the river, which will at the same time be used as a route for a pressure sewer collector.
The plot of 6 hectares has the shape of an elongated rectangle with the long side facing the road. And since Skhodnya here makes a sharp turn and "goes" to the side, the epicenter of public life in this part of the village has been moved to the highway. It is along the highway that it is planned to build a building of a multifunctional sports and public center - located right on the highway, it will be clearly visible at the entrances both from Moscow and from Novogorsk. It will become a reliable protection for the townhouses located behind it. And since in this case the blocked houses were no longer required to be maximally deployed from the road, the main task of the general plan was the need to apply the same sections here as in the first section, arranging them as conveniently as possible from the point of view of future residents. Each apartment is supposed to have a small plot of land from 2 to 4.5 acres, and in order to increase the distance between the houses, they are facing each other precisely by the plots. The windows of the public areas of each apartment and garages for 1-2 cars overlook the streets. In addition, townhouse apartments are designed with offsets relative to each other, which also helps to achieve a sense of privacy.
The plastic of the facades is formed by protruding and "sinking" volumes, large loggias of the upper floors and covered terraces overlooking the apartment areas. The overhangs of the roofs are "cut" by dormer windows, smoothly turning into the front ones, which gives additional variety to the lines and allows you to well illuminate the premises of the apartments. The appearance of townhouses is based on the classic combination of two colors for this genre: light sand - stone cladding, and noble brown - wood cladding of walls and roofs covered with dark copper.
Natural stone, wood and roofing copper will also be used in the decoration of the sports center, and in addition to them large-scale glazed surfaces will be introduced, visually "concealing" the true dimensions of this volume. However, the design of this building is in full swing, so it is too early to talk about what the "entrance gate" to the "Olympic Village" will be.
