The building consists of three buildings organized around a courtyard: two of them are social housing, the third is for sale. There are no differences in the layout of the apartments: they all face both building facades at the same time, which provides good lighting and natural ventilation. But in the commercial part, a key element of the building was not applied: covering the outer walls with a polymer from the polyolefin family, specially developed for François for this project. It is a thin, opaque, cream-colored layer that slightly resembles human skin. Its unusual appearance (although rather modest compared to the original rubbery black version) could scare away buyers, developers decided, and left the walls of rough concrete there.
At the same time, it makes it possible to isolate the internal space of the building from the external environment much more efficiently. Since the polymer coating is quite delicate, and the townspeople can accidentally or deliberately damage it, the first tier of "social" buildings is decorated with concrete "rustic" interspersed with pebbles, which should imitate rock (this is especially important for Grenoble, located at the foot of the Alps).
François also applied vertical gardening: one of the facades of each building is covered with a huge and deep wooden pergola, where trees are planted. It also has terraces. In addition to it, the building is protected from the sun by "screens" from the woods, along which climbing plants should crawl. They are fixed on balconies with chestnut wood balustrades. It should be noted that, despite all the innovations, on the whole, the project represents the development of the typology of a multi-storey apartment building of the mid-19th - early 20th centuries. with the upper tier receding back.
The building was erected as part of the creation in Grenoble of a new district of Bonn on the site of a former military base: it should become the first "eco-district" of France. The development will consist of energy efficient social housing and infrastructure. Part of the funding is provided by the EU.
