This is the first building in District 38 Office Park that Isozaki developed in collaboration with FOA; on a plot of 35 thousand m2 70 thousand m2 will be built. It is located at the foot of Montjuïc, west of Barcelona city center, in the former Zona Franca industrial area.
Now all this territory is actively built up with office complexes, its popularity is promoted by the proximity of the seaport and the airport. The variety and number of proposals makes the struggle for tenants especially acute, so the architects of the Isozaki bureau have relied on variability and the ability to transform, since the needs of future clients are still unknown.
Like other buildings of "Okrug 38", the building is designed according to the modular lattice of 7.5 mx 7.5 m. Its dimensions are 52.5 mx 52.5 m with a height of 46.5 m. The communication core is located in the center, and office spaces go around it from one side or the other. As a result, floor plans are L- and C-shaped and can be split into two or three parts and rented out to different tenants.
