The building is located in the center of the city, next to the territory of the exhibition complex: during its reconstruction, land was vacated, which was used for the construction of this residential building, and he also gave the new building its name ("fair quarter").
The complex combines different types of rental housing, apartments for sale, housing for students, as well as apartments for the elderly of the type of "living with care". Also provided are office space, a kindergarten and other infrastructure facilities. The meeting of different generations in one house will provide Messequartier with the necessary “social sustainability”.
The building has a U-shaped plan, and its "crossbeam" is located on a hill, and the parallel buildings first descend along the slope, and end already on a flat area of the landscape. Due to the difference in height closer to the ends, they grow up to 10 floors, while not getting out of the silhouette of the surrounding historical buildings.
In the courtyard of the complex, a green public space has been created, connected with the adjacent territory through a colonnade that replaces part of the first floor: sections of the buildings located on the slope are raised on supports. The roof terrace with a total area of 4400 m2 contains a swimming pool (25 mx 5.5 m) and a sauna.
The complex has solar collectors (700 m2), providing 26% of the required heating and hot water, there is a rainwater collection system for irrigating landscaping. There are racks for 547 bicycles, and cars are not allowed into the yard. During the construction, only environmentally friendly materials were used, and the apartments comply with the PassivHaus standard.
With a usable area of 20,000 m2, the construction budget was 40 million euros. The second stage of construction is also planned, and solar panels will be installed on future buildings.
