The office and business center is supposed to be built not far from the Alekseevskaya metro station, on the site of the former Variator CJSC enterprise. The latter is subject to complete demolition, and residential buildings prevail around, so the dimensions of the future complex were predetermined: it should have turned out to be no higher than 65 meters and have an area of no more than 100 thousand square meters. m.
On the site of the production buildings, the "ABV Group" from the very beginning proposed to build a complex of two 15-storey volumes. Discussions within the team of authors and then with the customer were held only about the entrance group: initially, an extended 4-storey stylobate was planned instead. It seemed to encircle both buildings, but their own height, with this decision, lost two whole floors. From this, the complex, on the one hand, was perceived as more integral, but on the other, it looked frankly squat, and as a result, the authors relied on a free layout of volumes on the site.
The fractional composition and thoughtful decoration of the facades conceal the fact that both cases are actually absolutely identical and are mirror images of each other. Architects introduce three colors into stained-glass glazing - yellow, black and gray metallic - which allows creating three completely different types of façades. The lower parts of the buildings are highlighted with a yellow grid, recalling the cozy Moscow courtyards with many small windows. Above it, a wide ribbon is drawn, similar to the black lattice of a garden fence, and above, almost merging with the sky, the transparent and visually almost weightless tops of the towers rise. Thus, the authors manage to get away from the image of a heavy mono-volume that overwhelms the entire urban environment in its scale.
The volume of the entrance lobby, which is the same for both buildings, is also separated from the total mass. The fully glazed parallelepiped forms the front, chamber front of the building, appealing to the townspeople with a restrained, clean facade devoid of any details and decor. Here, on two floors, in addition to the actual entrance group, all public spaces of the complex are concentrated - a dining room, a restaurant, a fitness club. In summer, the space near the main entrance can be easily converted into a recreation area and outdoor cafes under temporary awnings.
One of the customer's wishes was a detailed study of the interior space of the complex. He wanted the layout to offer a wide variety of office use scenarios. Therefore, the architects have developed several options, including both a fine cut of the floor into separate small rooms, and free plans for 2-4 tenants. Solutions have even been developed that involve the use of the floor by one owner. Under the entire territory of the center, an underground parking will be built, the entrance to which is provided from the side of Grafsky Lane.
Particular attention is planned to be paid to the improvement of the territory, which will include the creation of a green lawn, colorful flower beds, comfortable outdoor furniture, high-quality paving and skillful lighting, emphasizing the advantages of the modern architecture of the complex. It is important that architects are trying not only for future tenants: the territory of the business center will be open to citizens and will become an integral part of Grafsky Lane.
