The Polyana Samotsvetov residential complex is a new type of suburban housing project, which, according to the chief architect of PANACOM Arseniy Leonovich, is gaining more and more popularity. It implies closeness to nature and, at the same time, a slight distance from the city, a compact territory, as well as a specially designed landscape design, which becomes an integral part of the spatial drama of the project.
In short, the new type of housing equally combines the features of a cottage village and an urban mini-block. On an area of fifteen hectares, there are low, from four to seven floors, compact in terms of volumes of residential buildings. Sculptural, with complex plastic facades, they, in the words of Arseny Leonovich, resemble the faces of people who are always illuminated in different ways, depending on the time of day and season.
At the entrance of the Polyana Samotsvetov residential complex, there is a large guest parking, a building for the management company, there are also boutiques, cafes, service and consumer services and even a small spa salon. Everything is packed together under the shell of a single flowing volume, within walking distance from each other, within the framework of one master plan.
Detached, but rhyming residential blocks are designed for a small number of apartments in different formats. There are spacious studios (45-55 m2), large two-room (60-75 m2) and three-room (80-110 m2) apartments. The main point is the glass fragments of the walls in each format of living cells. Large outside balconies and terraces play the role of a buffer or transition zone between the interior and exterior with access to nature. The first floors of residential volumes with a large glazing area perform the same function. But the "club" space of the house is concentrated here: in addition to the reception and service rooms, (a generic feature of city houses), the interiors are designed in the format of lounge zones where neighbors, friends and guests can gather.
The cottage theme can be traced in the design of all facades of houses. The decoration is dominated by a combination of natural materials (wood, stone, textured brick) and modern composites (porcelain stoneware of various textures and Prodema and Trespa facade panels. “Costs, both direct and indirect, are much less than for a cottage, and in the end there is much more out-of-town lifestyle,” adds Arseniy Leonovich.
