The ZILART residential area is part of a large-scale renovation project for the Likhachev automobile plant. Almost 400 hectares of the former industrial zone are planned to be transformed into a multifunctional “city within a city” area, a landscaped “ZIL Peninsula” with a significant cultural component. The customer is LSR-Real Estate. The design code, developed by Project Meganom, determined the height of buildings, street routing, building density and functional areas.

One of the first in the first phase to build a residential building according to the project of the architectural bureau "Tsimailo Lyashenko and Partners", located on the fifth section of "ZILART" with an area of 36,200 m2… Compositionally, lot No. 5 consists of four buildings with a height of 6, 9 and 14 floors, united by a common stylobate. The division of the building into free-standing blocks made it possible to provide good views from corner apartments, to avoid inconvenient layouts in the inner corners of buildings, and also to comply with insolation standards. The buildings located along the perimeter of the section create a calm and safe space of the courtyard, isolated from traffic, and, therefore, protected from exhaust gases and road noise. This solution embodies the popular innovation in urban planning - a "courtyard for people", which includes abundant landscaping, playgrounds and walking areas.

the Arch Council award for "the best house of superior comfort", stands out for the unusually large ornamentation of the facades: somewhere the windows are combined into rounded vertical lines, similar to large drops and design elements of the sixties; somewhere rounds are replaced by the textile look of rhombuses, completely changing the usual idea of straight lines of windows, without leaving the framework of a respectable terracotta-brown range, diluted with bright white accents. This version of brick architecture is not at all associated with "Stalinist Art Deco"; rather, it recalls romantic images of the idealization of advanced industry and the creative quest of the thaw period. The originality of the facade solution will be acutely felt even inside the apartments: what are at least two arched windows - one ordinary, the other dashingly inverted.

The high bar, set by the specifics of the aesthetic solution, both traditional, terracotta, and boldly modern, was picked up by the specialists of the company "ORTOST-FASAD", who proposed to make panels of glass fiber reinforced concrete with an integrated cut of bricks. its performance characteristics: the panels weigh little, they are strong, durable and not subject to corrosion. The functionality of glass fiber reinforced concrete is complemented by its exceptional plasticity, which makes it possible to manufacture structures of any shape.

The method of pneumatic spraying - applying a mixture of fiberglass, cement and sand to the base using a pneumatic gun - allows dispersed reinforcement of the material, evenly distributing the glass fibers in the mixture mass, which opens up opportunities for working with a developed, high, but durable relief, complex texture and geometry.

The principle of production of panels for lot No. 5 turned out to be the same as for Sergey Skuratov's Garden Quarters - a brick cut is integrated into a thin and light glass fiber reinforced concrete panel, which is attached to the wall on a metal frame-subsystem.

The residential development of the ZIL Peninsula is united by a common design code, which does not prevent each building from being unique and recognizable. Ornamental geometry motifs on the facades of lot No. 5 by Alexander Tsimailo and Nikolai Lyashenko, bright rusty corten steel by Sergei Skuratov, ceramic panels fixing the "memory of a place" with images of cars produced at ZIL on the facades - by the Mezonproject bureau. So different in character, but at the same time, a single architecture creates a harmonious urban space: a space of innovations, a space of attraction.
