The new residential complex "Life Primorsky" is located in the Neva delta, at the confluence of the Bolshaya and Srednyaya Nevka rivers. Directly opposite - views of Elagin, Bychiy and Krestovsky islands. This area of the islands, formerly a recreational and sports area, has begun to be built up with housing in recent years.
From the north, the site is bounded by the red line of Primorsky Avenue; to the east adjoins the former dacha of the Alsufievs of the 19th century, now the Petersburg Yacht Club, an identified object of cultural heritage. The southern front of the residential complex faces the embankment of the Bolshaya Nevka River. Thus, the new complex is located in one of the most picturesque places in St. Petersburg, which predetermined the belonging of residential buildings to the high price segment. The complex is being built in three stages: the first has already been put into operation, the second is under construction, the third has been approved and is awaiting the start of construction.
“Despite the fact that each stage is different in architecture, the complex is created as a single composition,” says Sergey Tsytsin, head of the group of authors. “Together they form a quality living environment as a single ensemble. All queues are structurally and stylistically related, but at the same time differ in color and detail. Thus, a diverse environment devoid of monotony arises. The most carefully and responsibly designed facades overlooking the river. The complex is maximally open to the water; for a better view, additional bay windows are arranged in those apartments whose windows do not directly overlook the water. There are very few apartments from which the water area is not visible - for the most part this refers to the building located along Primorsky Prospekt."
The design was carried out taking into account the opening of the complex towards the water area and the island located opposite the Elagin park. The front front facing the embankment is the six-storey point houses of the second stage. Behind them there is an irregularly shaped quarter formed by large multi-section buildings of the first stage. To the west of it, three more detached buildings of the third stage should appear. In accordance with the idea of opening to water, the height of the houses gradually increases from six to thirteen floors.
In the depths of the section, the buildings go to the level of the neighboring buildings. The entrance to the site is carried out from Primorsky Avenue, while the embankment remains completely pedestrianized. An underground car park is located under most of the development area of the complex; a built-in kindergarten is provided.
The picturesque, stepped silhouette of the complex, which meets the task of maximizing the view, has a common motive of the upper gallery - sometimes open, sometimes glazed, sometimes only in the form of a decorative pattern, remotely resembling the refined style of the neo-Greek. This motive plays the main unifying role in the architecture of the complex, since its composition was formed gradually, as the investor acquired neighboring plots. Common to all the buildings is also the traditional three-part horizontal division, played with an elegant graphic design. The extended building, located along Primorsky Avenue, has a classic symmetrical volume. Its central part is highlighted by a two-storey superstructure that forms the silhouette of Primorsky Prospekt and separates the inner-quarter buildings from the noisy highway. In general, the appearance of the houses is modern, calm, respectable, combining glass, stone and ceramics in the decoration of the facades.
Seventy percent of the area of the residential complex is made up of “comfort” class apartments and thirty percent of “comfort plus” class apartments, from studios to 4-room apartments. In accordance with the high class of housing, the entrance spaces are designed - spacious, with glass stained-glass windows at the entrances, equipped with a reception, furniture, strollers and toilets.
“The customer allowed us to create an interesting, expressive, detailed project of the environment, including an original design landscape development,” says Sergei Tsytsin, “with a retaining wall, arrangement of picturesque lawns, flower beds, planting building plots of land. Now, in the spring, planting should already begin. Interesting illumination is provided for both the buildings themselves and the ground."
Completion of construction is scheduled for the summer of 2018.
