The site is located on Dmitrovka, 5 kilometers from the Moscow Ring Road, on the territory of a motor depot and a plant that existed here in Soviet times. MR-group is building the Seliger-City residential complex here under the MLA + project, and the Architecturium workshop ordered a sales office, which should become the landmark of the future residential complex.
The functional and symbolic purpose of the building is clear: the atmosphere should be conducive to sales. A small volume is deployed in the direction of the main flow of people, which moves from Dmitrovskoe highway and the Seligerskaya metro station along Pyalovskaya street. The form of the portal - a kind of faceted funnel inviting to enter, drawing in buyers - can also remind us that many of our contemporary architects "left the Ronshan Chapel of Corbusier."
The area allocated for the sales office was not large, and the rectangular bell of the portal made it possible to additionally deploy the pavilion towards pedestrians: it was in the direction of the stream that the line of doors was deployed. The large stained glass window plays the same role: the luminous, especially in the evening, "aquarium" seduces the buyer. A model and a screen with a video clip of the future residential complex can be seen through the glass of those walking along the street.
The improvement was planned more extensively, with benches, a path and plants, and has been partially implemented so far.
The building consists of two parts, which is reflected in the layout and color scheme. The entrance area with waiting areas for visitors, a children's corner, a reception desk is double-height and as transparent as possible. This part of the building is more representative and complex in geometry. The working office part is stricter and more orthogonal.
The cladding of the pavilion in sandy-earthy tones corresponds to the minimalism and colorism of the architecture of the residential complex. Certainly, the rusted metal bell, proposed in the project, is more effective; and meanwhile, thin-walled synthetic porcelain stoneware Archskin, including the non-standard size 3 x 1 m, nevertheless allowed, imitating more noble materials, to avoid banality. The ceiling, in particular, is also faced with large-format Archskin tiles, which gives it a brutal architectural character and figuratively connects the interior with the facades. The reception desk, like the external façade, echoes the colors of future buildings.
The main highlight of the residential complex project is a large green courtyard-park with fountains. The residential complex even wanted to call it Seliger-Park at first. Therefore, a decorative green wall appeared in the interior, beating the plan of the park, figuratively - a version of the so-called vertical garden. In this case, the plants are artificial, and yet such details have a pacifying effect on the visitor, because a person is a semiotic creature.
Next to the vertical park, the architects designed a children's play area and a waiting area for parents.
The open office space, home to mortgage consultants and brokers, is indicated by sloped supports clad in wood-look HLP panels. These “trees” continue the set park theme, as if they had sprouted through the pavilion. The meeting room with a raised wooden wall is no stranger to ecological imagery.
The second floor is a mezzanine overhanging the first in a two-height space. Upstairs are executive offices and a small seating area. There are also demonstration spaces: a 1: 1 scale reproduced here a one-room apartment and a studio with finishing.
After the completion of sales, the pavilion is planned to be dismantled and a fitness center will be built in its place - the temporary status rather gives the laconic structure an emphasized charm.
