Urgent purchase of an apartment is a procedure when a company acquires a client's real estate object without using advertising tools and attracting outside buyers. Such an operation takes 3-7 days and requires compliance with certain conditions. The service is offered by the company Fund No. 1, where the urgent purchase of apartments in Moscow and the Moscow region is carried out at market value.
Who can take advantage of the offer?
The service implies a fast and legally clean transaction for the acquisition of a property. The service is available to all homeowners, but most often the following categories of citizens apply for it:
- persons in a difficult financial situation;
- people who have accumulated huge debts for utility bills;
- owners who want to quickly sell an apartment in order to acquire other real estate;
- heirs who prefer to exercise their right by receiving money.
Not all properties are eligible for urgent foreclosure. Such transactions are possible only with legally clean objects. All title documents must be in the hands of the owner. If the apartment has been redeveloped, it is necessary to legalize it. Real estate with encumbrances will not work - bought with borrowed funds in a mortgage, which is under arrest or owned by children.
An ideal apartment for urgent sale is one that is located in a decent house and area and is safe to live in, where the copyright holder is one adult citizen and there are no registered persons in it. Particular attention is paid to the degree of liquidity of the object. An urgent deal is unlikely to be able to sell a dacha, a country house or a land plot.
What documents are required?
A quick exit to a deal is possible only if the owner has in his hands a full package of documents necessary to conclude a sale and purchase agreement:
- real estate owner's passport;
- title documents - an extended extract from the USRN (USRR) or a certificate of registration of ownership (issued until mid-2016);
- technical passport of the dwelling;
- certificate in form-1, confirming that there are no registered persons in the premises;
- written consent to the sale from the second spouse (if the owner is married).
The order of urgent purchase of apartments takes place in several stages. First, the homeowner contacts the company, an independent assessment and price negotiation is carried out. Then a preliminary monetary policy is concluded and the preparation of documents for the transaction begins. The whole procedure takes no more than 7 days.
