The giant residential complex "Airbus", which we wrote about at the beginning of the summer, is already half completed: one of the two L-shaped buildings has been erected, the second is under construction. The excursionists were led through the inner courtyard, the uppermost 32nd floor, the 5th through floor and the roof. Unfortunately, because of the fog, it was difficult to admire the panorama opening from the upper floors, but the nearby Timiryazevsky forest park, near which the complex is located, was clearly visible.
Among the excursionists, and there were two groups of them, there were many who plan to buy an apartment in a residential complex under construction. Therefore, it is not surprising that the story of Alexey Belousov, the commercial director of the Capital Group Holding, who accompanied the group, focused on practical issues. In total, more than 1,500 apartments will be built in the complex, four per floor; High-speed elevators will connect 32 residential floors. The parking lot, located in the basement tiers, is built at the rate of 1.7 cars per apartment, although, according to Aleksey Belousov, there is a lot of this, the conditions dictated by the norms - 1.5 - 1.7 car spaces per apartment, as a rule, turn out to be unclaimed.
Apartments - from one to four rooms, with free planning. The only thing that is in the apartment upon delivery is two / three bearing pylons about 1.5 meters wide. Floor height - 3 meters, apartment area is not less than 64 square meters. Curiously, even in one-room apartments no less than two bathrooms are planned … According to Aleksey Belousov, the developers at first doubted, “if it does, it won't, and surprisingly these apartments just went with a bang.” Apartments of "linear" layout, with two bedrooms and a common kitchen-living room, sold faster than others. Perhaps they turned out to be more practical than the "classic vest", which is traditionally considered the most popular. “Today, Alexey Beluosov admitted, a square meter is very expensive, so you don’t want to spend it on corridors and people are making a walk-through kitchen.”
Instead of balconies, a place for a winter garden was conceived. Security issues in this case are solved by two escape stairs and a common balcony at the entrance. The house is very large and a two-pipe heating system will be used to heat it evenly. In panel houses, usually the same warm water heats several apartments in succession, because of this, it is hot somewhere, cold somewhere. In the Airbus, each portion of heat heats one apartment, passes through the rest of the floors only in transit, respectively, everywhere should be equally warm. Air conditioning units for each apartment will be installed on shared balconies, “… although this is a step backward rather than forward, because the layout is open. By law, this is correct, because you can change anything in an apartment only from the moment the property is registered, and this will be in about 2 years, and we make boxes for this period. The system should not be damaged as a result of the repair."
A characteristic feature of the house is its large windows and thin lintels between them. The windows do not open and air intake valves are used, in other words, vents, and they come immediately with a mesh. “A rare mosquito, of course, will fly up to the 32nd floor, but just in case,” Aleksey joked. On the upper floors of the facade (starting from the 25th), they switched from plastic to an aluminum profile, two floors are combined in one window and from the street they look like one large floor.
The commissioning of the complex, which already looks like a large checkered mountain, is planned for 2007, when the second building should be completed.
