The site for which the multifunctional center has been designed is located in a convenient place for trade - in front of the road junction at the intersection of Kashirskoye Highway and the Third Transport Ring, which passes here along Nakhimovsky and Kolomensky avenues. The territory is large, almost 7 hectares, and soon it will be surrounded on three sides by high-speed routes - from the west, parallel to Varshavskoe highway, a new road Tatarovo-Biryulevo is being built. The site currently intended for construction is a wasteland covered with red clay, the eastern part of which is occupied by the ruins of an unfinished building in the 1980s. buildings of the Institute of Immunology.
The shopping and entertainment center will occupy almost the entire allotted area, mainly following the usual and already traditional scheme for this typology. It consists of two volumes: the larger one is given to boutique shops, cafes, restaurants and cinemas. The second part is hidden behind - a one-tier rectangle of a hypermarket. All free areas around are given to open parking lots, two floors of underground parking will be dug down below.
The main feature of the building lies in the layout of its front-trade part. To an inexperienced viewer, it can remind the plans of the manor palaces of classicism with semicircular circumferential colonnades - here, two-tier shopping galleries are built in a similar way around an open courtyard. An ice rink is planned in the courtyard, and restaurants and boutiques are fanned out to the curved promenade. Each of the small storerooms expands in the depths. The ends of the semicircular bypass are connected by a gallery passing inside the largest, entrance, building, and thus the main passage in the plan resembles a bowed bow or the Latin letter "D".
But the most important thing is that the passage turns out to be circular, that is, along it, if you wish, you can wander endlessly and none of the shops is "in a dead end", to which the visitor will be too lazy to get there. A similar technique - a passage curved along the contour of a courtyard - is popular in the architecture of western shopping centers, but in Moscow it was first proposed by “ABD architects” and it was in the project under consideration, which was launched three years ago, in 2004.
The second feature of the building, noticeable in many shopping centers from "ABD" - the brightness of the color and plastic solution. The arcade bends like an amphitheater, the straight walls of the main facade facing the nearest route are cut by glass bay windows, slightly inclined towards passing cars, like large showcases inviting visitors. The roofs of the protruding parts are raised and curved for a top-side view from the highway. The outer walls in two approved versions are orange, and were originally even brighter, red, with yellow accents. The volume, active in color and shape, will be noticeable - which is what a commercial building requires.
In front of the entrance, visitors are greeted by another plastic "idea" - a translucent canopy made of reinforced polycarbonate on metal poles stretching along the main facade, covering buses from rain and sun - for buyers who arrived by metro. The roof of the canopy is made up of triangles, the corners of which are located at different heights, which causes the surface to break, glare, transmit light in different ways and, most importantly, serves as an unusual attraction to entertain the visitor before entering the store.
