SOM's 30,000-person urban unit is located on the northern outskirts of Da Nang; for this city, the bureau is carrying out another urban development project - FPT City district for the national telecommunications company.
The projected area of 375 hectares is located off the coast of the Pacific Ocean, at the mouth of the Han River and partly on the islands, therefore it is at risk of flooding. The architects incorporated advanced flood control technologies into the master plan, and the area itself was located on several terraced levels.
The SOM Master Plan sets a new benchmark for Vietnamese cities' sustainability: A new coastal eco-park is being created at Golden Hills that restores, protects and enriches local natural diversity along the 2.7 km of riverbank. This open space flows into a network of green boulevards that extend inland to collect, purify and channel rainwater to irrigate parks, preventing flooding during storms.
The district consists of several separate zones - with residential complexes, business and educational institutions, sports facilities and recreational areas, which are united around the planning core - the Village Center, where small shops, cafes, etc. are located along the perimeter of the square. sectors "is changing: in the coastal part, inscribed in the landscape, the lines of streets, quarters and waterways are smooth and rounded. Towards the south, closer to the center of Da Nang, the development is becoming denser, more linear and urbanized. The boulevards connect all areas with the coastal zone. In the center of each "sector", open public spaces will be arranged within a 3-minute walk for local residents or employees of the offices located there.
The master plan is based on the key principles of a sustainable residential area: reducing energy consumption and CO2 emissions, as well as on the idea of mixed development: unlike the surrounding resorts and residential communities, Golden Hills offers a combination of diverse functions and developed infrastructure, connected by a network of shady streets.
